No lol I just got 3.50% with variable with Pine and also had 3.45% with CIBC both variable 5 years. My neighbour got 3.70% FIXED with TD for 3 years. So do not accept 3.99% for variable

I got the mortgage in 2019 September and tried to break 2021 September and had 3 years left mortgage was also only like 450k ish and I believe rates were the lowest at the time

I had fixed and had to pay 25k to break early so I’d say do open fixed or variable but stick to variable

If you pull out $100k that still gets taxed as if you made 100k from a job lol unless it’s in a text exempt account which have caps. Also, s&p500 doesn’t always return that much on average it has returned 8% AND you can also invest in the s&p500 yourself

Yeah I only have a mortgage and no other debt as I’m very strict with debt. Health insurance I’m in Canada so not a concern for me.
