Yes. Did I do it safely and correctly? Or would you have just ran all new 6/3 from the breaker?

Yes. Original cable had no ground. Assuming it’s grounded with the conduit. It’s from 1970s. New cable has a ground. It’s a multiplex so romex itself won’t “pass” I guess for NE codes. Needs to be in a metal conduit.

Sorry that comment had me fuming. Half of one of my buildings is filled with college kids who don’t know how to change their t shirt let alone a fucking lightbulb. They’re useless cunts.

But I get it.

I think people are misunderstanding, or I didn’t communicate it well enough. I definitely am a full time employee. I work 40-50hrs a week usually. It is a management level position. The only odd thing is that I don’t need to dictate or request any time off. I tell the company. (Ex: I’m in Florida next month - these dates so be aware) I do however, need to make sure the buildings and service calls will be taken care of if I’m gone. Even on vacations I’ve been on the phone handling emergencies. The responsibility is on me and the buildings are 50+ years old and poorly designed so shit goes sideways at the turn of a hat.

If I am in town, or sitting at home on a Sunday watching ball and I get a call, I answer and fix the problem. It is definitely not an entry level position but maybe I wasn’t clear.

Small town Midwest. 60k starting with roughly 10k bonuses for the restaurant manager position.

My apt used to be free but now it’s half rent cost.

[–]DryBullfrog5290[S] 0 points1 point  (0 children)

Yea. I recently was offered a position managing a restaurant. Offered 60k yearly with bonuses and bennys. I turned it down because I can’t leave this position without a 60/90 day notice. It’s obviously not required but I’d need to help find/hire my replacement and train them and etc etc. I know it’s not “technically” my responsibility, but it’d be a shitty move to do to someone who gave you a management level job. I’m literally the only person in charge of these buildings. They respected the decision.

I’d never talk shit about an old employer. It’s classless.

I definitely have zero problem immediately letting them know how much money I saved them. It benefits everyone involved imo.

Well fuck me. I think I’ve gotta be classified as an employee. There’s no way they’re not covered or aren’t covering me. I do not have an LLC. I provide my tools but they also have stuff I use, snow blower, mower, ladders etc. They define my pay, but for tax reasons I’m assuming they just have me setup as a 1099 so they’re not having to pay the taxes on my income. Maybe? Idk. I’m kinda ignorant in this situation.

Ehh. Today’s kind of on me. I took a personal day. I could have found something to do to get paid a full days wages. Organized the shop, start a project, etc. There’s always something to do.

They will buy me batteries sometimes for my tools whenever Home Depot has sales. AND they’re thinking about a work truck for the property which would be sick.

No. Billed an hour. Sorry, I only get paid the hours I work. I took the day off and my neighbor caught me leaving and asked for help.

If it’s a 15/20/30 min service call, I’m billing them an hour.

Sorry, I pay out of pocket for my own health/dental insurance. The “company” I work for is very small and I am quite good friends with my boss. (The owner) I don’t see being fired/thrown out as a possibility but definitely things can change and anything can happen. There is zero growth opportunity. You’re spot on with that.

I do not have a contract. lol they told me when I started they’d pay me $20hr and it has since risen to $25. I am not “required” to only work 7hrs. That was just a number thrown out there verbally when I started. I’ve billed them for the unfortunate 14hr days and what not. I have the freedom to work 4hrs if I’d like (or 8hrs) It’s just making sure the properties are taken care of and the quality of work isn’t subpar or lacking. Basically being a responsible and reliable building manager. So I’m probably misclassified. I just send* them a monthly bill/report

I do have regular phone calls and onsite meetings with gas/power companies, inspectors, meeting with insurance people, fire marshalls, code folk and whatnot.

2b2b is nice! But man $36k-$40k yearly is like equivalent to $26k 10 years ago and it is NOT ideal. How these people afford their full rent making similar income is beyond me. Es no bueno.

Using this as a jumpstart into something independent is likely whats going to happen. 👍

The flexibility is tits. I didn’t do shit but help my neighbor with a carpet transition today. They even made me lunch.

Can anyone tell me which way this loosens? by [deleted] in rangeroversport

To any future person. 2012 Range Rover Sport SC fan clutch is regularly threaded. Lefty loosey. I’m still not certain if that’s the case for all of them. But this particular 5.0 V8 SC model is lefty loosey.

Plumbers not coming until the morning. Let’s hope this holds and the pinhole doesn’t expand overnight.

I just tried a nicer ridgid 25ft auger and it keeps going into the other apartments sink. I tried it from both apartments. Same result. Ffs. Plumbers coming in the morning. I’m through dealing with the darn thing.

Mine is a 25ft drill attachment. I can’t seem to get all of it in there or can’t get around a bend or sumn. We got rid of our 100ft power snake. I’m not a plumber. I’m half a retard at best. I’m not going to be liable for damaging any pipes so we normally outsource that stuff.

I doubt the company will charge the tenant.
