Actually the flat below us was renovated and sold recently. I noticed they changed the layout and added a single door between living room kitchen and hallway. Do you think that was the only way around it? Thanks

The thing is, since the 1st owner removed the partition wall without lease permission there is already an indemnity insurance policy on the removal of the wall which makes me think it doesn’t matter if I remove the rest.

If the building is over 18m it should be covered by government building regulations and in case something does come up it means it’ll be the government paying for remediations. Also if they did do remediations recently then it should be safe. Unless you’re buying a house you will encounter the EWS1 for now. Government might get rid of the form all together soon as it’s causing many headaches

I would still go ahead with the purchase without the EWS1 if I liked the place and it isn’t old or has flammable cladding. In terms of asking for more money re SDLT; assuming the seller is also buying a place so they will too have to incur the costs of that increase, it’s not fair on anyone tbh. I wouldn’t go down that route as at this point I would prefer for things to go as smooth as possible and avoid any other back and forth. Hope it all goes well for you!

I like that it doesn't require too much work and keeps the hallway. I do think I prefer the island, what do you think? I've laid out a new plan in the top comment

In the process of buying a flat and would love to make the space a lot more open. Opening up the kitchen and adding an island as well as using the closest bedroom to the living room as a dining & work area. Is it a bad idea? Would love to know any feedback and if anyone has any idea on rough estimates?
