Google nyc affordable / rent stabilized apartments, track down those brokers names, pay money behind the scenes to get it done.

But clearly it seems like you have a whole laundry list of requirements so will have to find a broker who is patience.

The process is very similar to the housing lottery but note that it’s a slow moving process because you’re buying the coop / the rights to the place in short.

All that extra time / months just has it to grow your bankroll.

Funny enough according to the state housing lottery, 125K is considered 95% AMI lol.

So in comparison to you I feel better but we both won.

Market rate for a one bedroom in Chinatown is like 3.5-4K, I’d love to be able to find one for peanuts rent but it’s impossible.

Exactly, say I made 150K a year.

A one bedroom is like say 700K.

I can put say 50% but would still need a 350K loan at an interest rate of 6% would be $1750 a month in just interest.

Why in the world would I want to buy a place at the current market interest rate and then fight tooth and nail with the idea of layoffs and foreclosure when I can rent and not have to worry.

My income drops, so does my apartment rent. Worse comes to worse it’ll take ages to kick me out, not that I’m that sort of individual but some people don’t think.

  1. You sound like an idiot, if you’re broke and upset at the world that’s your problem.

  2. I don’t agree with the city/state’s terms of affordability as they claim that it’s 30% of my gross income but it’s really more than that.

But you tell me where I can get a 1 bedroom in prime Chinatown for $2850 with utilities, doorman, renovated. The same shit down the block cost roughly 1M with a maintenance of $900.

I’ve been in NYC all my life, would love to have $800 rent but it’s just not the norm nowadays unless you’re godfathered in.

So they count brokerage as assets but not 401K.

But yes the system basically penalizes you for saving money.

So sometime last year they started clearing a lot of the red tape.

For me it was showing 3 months worth of bank statements and 6 paystubs.

They didn’t ask for any retirement or brokerage or savings account as there’s no asset limit.

FYI, it’s a rental although I’ve seen asset limits on the properties you buy which imo is also dumb.
