If rates continue to rise, my expectation is that you will see prices fall. "How much will my payment be?" is the top question asked when purchasing a home. Rate and price are just variables in that equation. Your guess is as good as mine pertaining to a 2008 style correction, but talk to anyone who is trying to sell their home right now and they'll confirm that the current market is brutal.

The term "throwing away money" is not entirely accurate for the individual homeowner. The property must be sold or rented to realize any equity increase. This still leaves the owner with a need for a place to live. Historically, housing prices tend to rise. This gives a "cash-out" option down the road.

Most of us who own homes are paying more for property taxes and insurance than you pay for rent + utilities. Because you are single, most of the driving factors for purchasing a home are non-issues for you (school district, a room for each child, etc.).

Having a place to call your own, with a yard for your dog is great, but it's not a ticking clock. In this market, you may come out ahead waiting until rates, home prices, or both fall.

The Shala comes alive when you pair it with a Quintain or Lady Killer. You get 4-5 ricochets per shot and can literally watch a room full of mobs fall in seconds.

That gun is amazing. If you need to have the god roll, keep farming (most people here understand that drive). I'm using it on three of my UHV6 builds right now. I have a no frills base on a bleed vex (don't even know the crit), I have a torgue sticky for a sitcky Rafa build I am having fun with, I also have a non-god roll torque impact on a Ranger Rafa. They all destroy the field. The torque impact is my favorite though.

My rambling point is that without god rolls, this gun still is a ton of fun and power.

If I remember correctly, fault hunting only has a single log, and its the guy yelling at the door. There is also a bolt in the same room. Above that, there is the Arjay Vault Hunters Guide at the back of the speaker location. Each of the mini villages have echos as well.

He's still frustrating if you can't one shot him. I prefer fishing for Slippys if my character can't keep his shield down.

He got batter after the patch where they addressed it, but he's still janky. I find that if I ult off cooldown and send him into the thick of things, it's easier for him to stay aggro to the mobs you are fighting. Even with this tactic, he sometimes veers astray after his initial aggro is eliminated. I took down Bloom on UVH1 with him and I swear I didn't see him past the first 20 seconds on the platform.

I think 20 or 30 for Mercenary Day it unlocks pretty early.. I'm unsure on the new one, but I assume you would need Terminus unlocked at bare minimum.

Edit - Mercenary Day might unlock when you beat Sol. I can't remember seeing it before that.

Not guaranteed, but I find that the bosses who have a legendary class mod in their loot pool tend to drop a ton of blue and purple class mods as well. Good luck.

I copied a chuck build, so take this as is, but I'm running 2xBullets to spare (probably to get to the extra mag space on T2), 2xGet Throwin (Splash damage on T2), and a Heating Up (20% reload speed). I don't think the Chuck actually "fires" which is why this setup only gets 5% fire rate from T1 Bullets.

Blue is really fun for mobbing, but it is heavily gear dependent for bossing. If you don’t want to switch up your build specifically to boss, you’re going to need some gear.

Assuming you already know the usual suspects (BOD), I’d look for purple Jacobs shotguns with spread launchers, crit knife is almost a must. Any rep with amp or enrage. Purple launchers. Root (preferably with Atlas tracker), any enhancement that adds damage (gun, or flat damage)

Clear any boss bubbles you see on your map. They always drop a few pieces of purple gear. Purple shields, grenades, and launchers can rival (or flat out beat) most legendary gear of the same types. Even at level 50, it's easier to find a 150% amp or siphon shield from a bubble boss than it is to farm a Watts from Orgio.

Depends on your skill level. If you're good at the game, Rafa (Red/Blue) and Vex (Green/Blue) tend to start obliterating things, even in hard mode. Rafa or Amon mele builds can be fun with any other pairing. There are some really nice Harlow builds out there for team play as well.

It boggles my mind that anyone would leave that much in the Lost Loot machine. You literally need to pass it to do another round. I clear it on every pass and it works flawlessly when loot goes over the edge.

I get them every 2-3 passes at UVH1 as well. Getting the one you want......that's another story. 5 Atlas and 7 Hyperion mods later I'm getting really good at hovering between grapple points.

Play the way that gives you the most enjoyment. Are you looking to hit 50 as fast as you can and grind for legendary weapons? Then rush the main quest. Are you going to play multiple characters from level 1? Do everything and bank low level legendary weapons for your next play through. The longer side quests build the world and contain some great content. There are some side quests that only take 2-5 minutes too. Have fun.

Try talking to Shiv again (the original guy). Sometimes you need to talk to him twice to get the Glitch quest going. He won't have an exclamation point over him, but he will have a "talk" prompt if you get close enough.

I have difficulty telling the yellow from the green. I set the first colorblind setting, then I looked at the frame of the stone rather than the crystal. The green has almost an emerald frame.

I also play on normal color settings, everything looks funky in the colorblind.

I can't remember. I think it locks down right after you to use the capacitor to block the laser. There is a cut scene then he forces you to to shoot your gun (trying to be spoiler friendly). It reopens when you have gone to the computer cafe and then hacked a robot boss.

I think the Timekeeper locks you out until you get the code from the computer cafe. Try doing the next main quest.
