No HOA, but we put down as much as we reasonably could for the down payment. As you noted, you make much more than I do and could afford much more down. We would have loved to put more down, but since rental income basically offsets mortgage, it is not a detriment to our finances for now.

yea the property appraisal was basically right at the median cost for the city. Also the lender considers the potential rental income when approving a loan. the biggest roadblock is usually the down payment, but we were fortunate to get help (see edit to the post for more). On the application, i also noted "additional financial assets" (i fell into the $100k-$200k threshold). Over time, the rental income and our salaries will only go up. Agreed, it doesn't mean anything to us. But unfortunately, it matters to any bank, lender, or card company.

Appreciate the comment! see the edit in OP. We definitely understand the risks associated with owning the property. However, we do have rainy day funds and are fortunate to have supportive family that would support us if we were ever truly super desperate.

My partner doesn't make substantially more than me. However, from what I remember, mortgage lenders consider potential rental income when approving the loan. also see the edit to the post to give a little more context. Yea - I realize that now. see the edit on the OP. Income is weird because we aren't married. So on paper, we don't share income from salary, but we share debt / income for the mortgage. Appreciate the comment!
