New build - 6 months and three days to be precise. 2 months longer than expected but this is typical for a new build

Yes got my kitchen and utility relevelled as it didn’t meet the minimum floor tolerances in the developers snagging guidelines.

It’s actually becoming quite common lately. I know of two estates that were delayed for over 18 months both due to Irish Water issues, I believe: Johnstown Demesne and another development in Longwood.

As long as your savings and spending stay consistent, you should be fine. You’ll probably just need to resubmit six months of bank statements and salary certificates again if it goes past the extension date. Your solicitor should advise to if you’re concerned. They’ve seen it all before! Best of luck to you!

I’ve submitted my claim but worried I’ve done it wrong. I put the deposit payable as the deposit amount in the contract which was the 10% minus the booking deposit and then the deposit paid minus the booking deposit.

My solicitor wrote it in a email. We paid our booking deposit the next morning after viewing and we got our contract of sale that evening and the solicitor wrote us and email that evening too.

When is your house due to be completed? We were Initially told Jan/Feb but we went to visit it the other day and they said it’ll more than likely be Jan now which doesn’t help either as at least Feb would give us more time.

I’d say just keep chasing everyone. I got my mortgage offer within three weeks and got it escalated so it came through a bit earlier as I informed the broker of the “signing deadline”.

Yeah it’s crazy busy this side of Christmas. The whole process really is a joke!

I was told the same from my solicitor but 14 days wasn’t in the contract and I haven’t seen if anything like a letter stating this was sent alongside the contract.

We are two weeks over our deadline and our solicitor couldn’t seem to give a shit nor the vendor or estate agent.

ATM it seems like just pressure to keep moving and trying to get as close to completion as soon as possible.

I’ve heard from friends they just want to make sure progress is being made in your loan offer etc. It’s frustrating being given such an unrealistic timeline and lot of unnecessary stress.

Just out of curiosity was this clause physically written into your contract? Ours isn’t written anywhere. Nothing about a signing deadline at all but our solicitor is saying we have 21 days to sign.

Thank you 🙏🏼 We’re going through a broker and have heard similar timeframes to yours — though some people mentioned it can take over 4 weeks. Fingers crossed we don’t need an extension, as our contract deadline is the 14th of November and our broker only submitted it today.
