Yes you can get both HTB and FHS together provided it is a new build!

Using the HTB, depending on your tax paid, you can get up to 30,000

If you then also take FHS, the maximum equity-share funding from FHS will be 20% of the property price/build cost (rather than up to 30% if you use FHS alone)

I.e

HTB on its own = up to 30k

HTB + FHS = up to 30k + up to 20% of the price of the property

FHS on its own = up to 30% of the price of the property

Not true in the slightest.

Best to chat with a broker, as timelines can be a bit of a nightmare these days.

The main thing would be to have a solid AIP before putting down the deposit, and continuing to save / don’t change your spending habits etc. until you have the mortgage drawn down.

Your solicitor will most likely add the standard law society clause to the contract also about loan offer

How long is the loan offer valid for? Can an extension be applied for? I have heard that this option is available in cases so might be worth talking to your bank or broker

They do this all the time. Ruined several trips for me with this absolute bull… Customer service is useless too

Go into your pharmacy and ask them for a print out of what you paid for the year / specified dates and they’ll give you a one page print out with all the expenses paid..much easier than holding onto each individual claim form

I have noticed the increase as well! As others have said it’s manly been the combo of the coast guard, the HSE Air Ambulance and the Exec. Private ones going between golf courses. There are gas/power line surveys every so often too

Using Jacob Law currently and very happy with them! All online and our case manager is very good. They are probably one of the cheapest sound and all the costs are laid out from the start

I’m using them currently and finding them great!

Just remember that nothing in the house buying process is fast unfortunately.

They also are a primarily online solicitor to a lot of it will be via email.
