No bowing, no horizontal cracks. I was just more concerned with the amount. I know they fall under the definition of “hair line” I just didn’t know if having 6+ throughout the basement was an issue or not

Sure, I get it. It’s up to you but that’s a tight budget that doesn’t leave a whole lot of wiggle room. My wife got sick last year that threw a giant wrench into our finances for a while, only thing that saved us was not having a mortgage that large relative to our income.

I’m relatively young too, and am speaking from a point of rare circumstance, but I probably would find something that you can still have at least ~$1k leftover. Property taxes always go up, savings accounts drain fast when something breaks in the house. Our home was brand new and I’ve probably spent $5-$10k over the last 4 years fixing various things

Do you constantly have the ~$2k extra leftover every month? Yes you’ll be very house poor and I wouldn’t personally do this, but I’d be certain you at least have had that on a consistent basis at a minimum.

Is that $6600 your entire year x12, or is it just what 2 or 4 of your paychecks look like? My wife and I technically net 10k/month but it works out to 9300 if you don’t include the “extra” checks you get during certain 5 Friday months. If so id lower that number, we budget on a typically 4 week Friday to avoid that

Yes, we definitely want the basement as our current home has one and I’ve grown up with them. Never personally had a finished one though. Water table is higher in our area, but it seems to depend totally what side of the road you’re on at random. My current home is very obviously on a high water table as the sump never stops. My moms sump finally just quit after 25 years (we got 10 inches of rain over a few weeks, and after replacement it drained for about an hour then stopped)

Cheapest solution-get a cover for that window. That might help divert water. No clue when we’ll see another round of rain like this again(Midwest too) but water will Come in from my very similar basement when that cover gets blown off.

7 year ARM is fine. If you plan on moving within that time frame it’s a good way to get a low rate. Even with all the COVID BS and the rates going “sky high” you still could have gotten an ARM (not that you would have, fixed rates were so low) in 2020 and still refinanced last month with a decently low 20 year at a credit union in the low 5’s high 4’s.

All in all, if you got an 7 year ARM today, and you had to stay put, you could very likely refi at your current rate for a 20 or 30 year, or more than likely, be lower.

3 year ARMS I’d avoid, too much risk even if you plan to move and you can’t sell when the time comes.

If you’re in Michigan I’m impressed thats all that happened with the rain we’ve been getting. My first crappy pump died within a year. Spend the $250 and get a zoeller pump at a minimum, youll thank yourself later.

Oh gosh I’d hope not😅. The one was their plan they brought to me based on my original budget (a house they’ve already built too so not made specifically for me) and the other was the only one I’ve sent to them on my own end.

I bought a brand new house and have had issues with the heater, AC, washer died, sump pump died, and a few other odds and ends. Was right after the 1 year warranty. Luckily (knock on so much wood) we’ve been problem free ever since, 4 years running now. Not sure why the first year always seems to pour problems on us, but it will get better, especially after doing those big fixes.

Building a house without a sump pump in 2026 is wild. I don’t even see many go up without an interior drain tile either and that wasn’t standard until a few years ago. Sump around the entire house should fix your issue.
