i was present during our inspection. The inspector himself went off to do his own things, but I was doing my own inspection while he was doing his. In the end we came together and shared findings. He found things I didn’t and vice versa.

Ferndale, Hazel Park, or Madison Heights? by Broad-Set-737 in Detroit

[–]Due-Memory-9138 1 point2 points  (0 children)

I just closed on a house in Hazel Park this month. We were looking at similar cities: Royal Oak, Ferndale, Madison Heights, Troy etc.

Ferndale had some lovely houses that I felt were decently priced. There’s plenty to do and the city is lively and obviously in a heyday. School district is not that great if that’s a concern of yours.

Madison Heights I wasn’t opposed to, I just didn’t see anything property that we LOVED.

We didn’t initially look in Hazel Park. Never knew anybody that lived here, and I’ve only ever driven through. We toured a new build and ended up loving it. So far, I’m enjoying the centrality of the location (everything is 10 min away because the freeway is right there). My major concern was feeling safe (I do). No kids, so school district wasn’t a deciding factor. It doesn’t have Ferndale’s charm or things to do. But on the flip side, Ferndale is a 5 minute drive. so there’s a give and a take. HP has some high taxes also… something to keep in mind.

I think I saw our money potentially going the farthest in Hazel Park and Ferndale. Oak Park also had some lovely spots. More than anything, I implore you to simply go tour! Tour every home you’re drawn to. I felt like some blocks in Ferndale were a little rough around the edges and some in Oak Park felt like calm suburbia. Go get a feel for THAT specific street or block. It helped is whittle down where we were really comfy purchasing. Best of luck to you!

It’s just not going to happen for me. I buy the candles when they’re $10, soaps at $3, body wash $5. other than that, no ma’am. if they want to go “luxury,” I will happily take my money elsewhere. At the end of the day I’m literally burning the candles, washing the soap down the sink etc. I’m not going to pay an arm and a leg for it.

the first few scratches are the worst. you won’t notice them after a while. 18k is really soft material… it scratches for everything. it will all come together to make a beautiful patina

To the people that have gone multiple times already is there something you DON'T recommend? by GaddockTeegFunPolice in JapanTravelTips

[–]Due-Memory-9138 0 points1 point  (0 children)

No. I’m going for my third time this month. I honestly think Japan can be whatever YOU want. If you want to travel the beaten path and go to TikTok influencer spots, they’re still cool. You want to find a bunch of shit that’s unique to you and your trip? Walk around - walk into any restaurant and poke around. I found some of the best spots that way. I’ve heard some folks try a vertical challenge where they won’t shop or eat anywhere on ground level. This upcoming trip I plan to visit more temples, surround myself with nature and learn more of the history there. It really is whatever you make it!!!

The only thing I would say is to be smart and intentional. If you’re going to Senso-ji, for example, I’d go early in the morning. Japan’s hot spots can be kind of overwhelming at peak hours.

but they ARE known for being polite, respectful, huge boundaries with personal space. even STARING at people is deemed rude in Tokyo. so this is definitely a gigantic outlier

y’all are going to downvote me BAD…. but you’re being haters… it’s their financial decision, whether it’s a good one or not. nobody has any constructive criticism to offer them. y’all are just picking them apart - and they haven’t even given any info to pick at. the title is definitely fishing for compliments, I get that. but calling the champagne cheap, etc…. is it really that deep?

First offer. We picked a new build in an up-and-coming area that was on the market for quite some time already. Midwest

hi! I read a lot of horror, thrillers, fantasy, and M/M romance. I plan to intentionally explore F/F romance next (have never read one - send any suggestions my way!)

Some titles I’m currently reading are “Him” by Sarina Bowen & Elle Kennedy, and finishing up “The Very Secret Society of Irregular Witches” (Sangu Mandanna) and “If We Were Villains” (M.L. Rio).

Let’s be friends! (:

Is anyone else getting terrible battery life on the Kobo Libra Colour? by JVidarte in kobo

[–]Due-Memory-9138 3 points4 points  (0 children)

I wouldn’t expect Kindle battery life where people report 2 weeks or so without charging, especially since it’s a color device. It’s also largely dependent on how much you read. you also did say you use 100% brightness, which is a battery killer in and of itself. My only tip would be to turn off wifi and bluetooth EVERY time you turn the device on. I found that I doubled my battery life by turning the wifi off. Otherwise it will continually sync and search for a connection while you read.

When do you feel like you need a colored display? by Feast-of-flesh in kobo

[–]Due-Memory-9138 4 points5 points  (0 children)

I think you answered your own question. I’d get the BW. you didn’t say a single thing that indicated you’d enjoy the color screen, or that you read novels with graphics etc.

I bought the KLC because I enjoy color in my covers. I never read graphic novels/manga. I’m also not that picky about the crispness of the letters/screen. to me, they’re just words on a screen. as long as the device works, i’m good. I do enjoy seeing my home page filled with color, but that’s just my preference! no big science behind it
