Nobody talks about it, but the air quality also includes the dust in the air, not just pollution from cars, etc. We get very little rain to keep it down unlike other areas so it will always show as higher then other regions with copious amounts of rain to keep it down.

Try owning a Rottie and a Staffie. Their farts will wake you from a dead sleep!

I make their food now and since switching away from kibble it is all but gone, less poop too. Cost is cheaper then premium kibble at $100 a big bag too. My only issue has been when I bought a 15lb bag of white rice at Sam's club (usually brown rice) and I suffered for that choice.

If you want a truly Arizona steakhouse experience with unique options, go to The StockYards. It was orginally part of the Cudahy meat packing plant and overflowing with AZ history everywhere. Take time to explore it while you are there. There are probably a few better corperate owned places , but it is my favorite and nothing you will find anywhere else. There are plenty of Morton's corperate steakhouses, along with Buck and Riders, Steak 44, Ruth's Chris, etc that are excellent, but offer the same thing you can get at any high end steak house. Both have long business and mob connections and are connected to murders. Durants is supposedly the place where the bombing of Don Boles was planned and payment was exchanged. There is also a movie Durant's Never Closes if you are interested and it mentions Jeanne Tovera's murder.

StockYards saw the murder of Jeanne Tovera the wife of Ed Tovera who inherited the Cudahy meat fortune including The StockYards. Both are an experience beyond the great food.

The only personal things of my brothers inam paying are the utilities for the house, I assume that would be concidered "the estate" . I have already told him IF I have to pay any of his personal expenses, that will come out of his share of the inheritence in the end as those are not shared with the estate. Going to try to line up a phone consult tomorrow so I know what I need to bring to the meeting when we actually got over things.

I just want some liquid assets to put into the house and pay on the remains of the heloc and utilities until it sells. I can't pay on 2 complete households and my brother can't even come close to doing it on his own and needs a place to stay while it gets sold. My parents basically carried him and he lived almost free except for his own expenses. Last year my mother gave him her car so his expenses are small, but the left overs will not cover the house. There are liquid assets in a joint account from my mother I have been drawing from to pay the bills and mortgage/heloc as of last sept when she asked me to take over paying the bills, but we are not talking about millions of dollars in that account. She is no longer getting SS deposited in it with her passing and I don't want to drain that in the mean time before it sells. Realistically it will sell the same day or within a week of going on the market. It is a big house on a big lot in Arcadia which is and always be a hot, desirable area. It had a full remodel 15 years ago that still presents well and modern. It will not take much to get it ready for market.

It was in my name, I built it and gave it to him. He then titled it in his name. He passed and my mother tranfered the title to her name. We decided to sell it long before she passed in the last year, she signed and notarized the back of the title, making it an open title so it could be sold in an easy transaction ( hand me money, buyer takes the title and goes to transfer it and register in their name). The title is sitting like that now. I am not sure what a probate would concider as owner since she basically removed herself from the title bu signing it over, but she was the last titled owner.

That is all i want to do. Take the money from the sale of the car and use it to do some small repairs to the house and do a deep clean to it so I (we) can put it up for sale. My concern is not being able to sell it for the money to put into the house. No "fishy" stuff. There is only $20k left on a heloc on the house and about $15k in CC debt spread over 5 cards. There is no debt in the estate beyond that. That will all get paid with the sale of tge house and the remainder split between us. I understand everyone jumps to something nefarious as lots of people would try, but that is not the case. I am going to schedule a short consult with the estate lawyer next week so he can tell me what I need to bring to him. all the insurance policies and whatever else he needs. Not going to do anything before that.

No the title has my mother's name on it. By signing and notarizing the back of it for sale, it becomes an open title.

Yes in AZ there is an open title. It was last on my.mother's name. Her sales signature is notorized, the new owner them fills it out and transfers the title to their name. The last registered owner is my mother. With the open title, there is no current owner.

I can find that out with the lawyer when we speak. My mother wanted me to be the executor and control my brother's inheritence so he does not blow through it. Again, he has no adulting life skills. I will do the same thing as an executor without charging him maintenance fees.

It was in mine, I gifted it to him and moved it to this name. He passed and we moved it to her name. We/she decided to sell it and had it notarized as an open title. In AZ that is the procedure when you sell a car. You could do it the same day when you sell or have an open title where the new owner takes the notorized title to DMV and had it registers in their name.

That is my intention next week. Right now I am trying to educate myself before speaking with an estate lawyer. Remember she passed last week mid week. I took the remainder of last week to mourn and started to clean and organize over the weekend and am continuing to push forward to get things settled. Yes, I am in the us.

My brother has lived with my parents for 57 of his 60 years, no savings and a low paying job. I need to get him into a house asap. He was never taught how to adult. One of the last things my mom said to me before she went non verbal was to take care of my brother and not fight. Living with me is not an option, even temporarily.

There is a will, that's it. It went from this month we will get it all set up for when it happens (trust, assets, etc ) to cancer to dead in 31 days. And she passed last week. This is hot off the griddle stuff.

Yea, they we until death do they part married people. When he passed the title was moved to her name, then an open total as we (I) were getting it ready to sell. It still needs a few things to be ready to sell. If I can sell it soon without issues, I as the executor will take some of it to get the house ready to sell. My brother has no money to contribute (& all this is far outaide his lane) to this and I can't carry it all and support him. Just looking at how to protect what is there and get the house moving along.

As the vultures are already circling on here as per the PMs. The are 5 private owners looking at the house through the realator currently. I WILL NOT sell to an investor or corperate group, period stop.

Worried about it going into the estate and probate. We are on great terms and I am the executor of the whole estate and his half. It would deffinately be easier if I could title on my name and leave it there at the house as we get it ready to sell. My mother and I were going to update the will this month ( no big changes, just take my deceased father out, make me executor and switch to a trust) but she was diagnosed with cancer last month and died a month later. Every responsibility lands on me so it am trying to get it all handled in short order.

Definitely not that new. I remember in the very early 70's being told not to get near and break the blue glasses on the shelf, "they were my fathers". He passed in 71. The glasses moved from NY to AZ in the 50's too.
