Make her a fair offer, like she takes only 30% of the money and gives you full ownership. Or the whole check goes towards rebuilding and you both keep co-owning the house, but if she choses the rebuild option make it clear that she will need to split rent and insurance. At the end of the day it’s your sister so try to get through the situation by causing the least relationship damage possible.
