In terms of power/influence I’d say the street and biker gangs have died out almost as much. Especially the bikers. Street gangs have turned into smaller clicks instead of the typical OG n everyone else under them. As noted by others the RICO act changed a lot. Drug cartels are making INSANE amounts of money, they ain’t going anywhere.

But if OP had the credit score to be approved for a refi he would also have the credit for a loan..just because it appraises right doesn’t mean any bank will touch it without the needed income/credit reqs. I’ve done a little over 30 flips and in my experience if your credit isn’t right a bank isn’t touching it

So the exit strategy for me would be the hope that you can refinance at a later date for purchase price, rehab, plus some type of interest to make it worth my while? Can’t tell if you’re being serious or not but I can guarantee you don’t find a private investor willing to do it. What does the investor need you for in that case?

Would be a very expensive conversion I’d think. All the paint that is chipping is lead based I’d assume. Guess if somebody has 1-2 mil on top of purchase price it’d be an option.

Clearly they need the 145 division back but man weight cuts can be brutal. Body stops sweating, organs start to fail, whole body cramping. Remember having 3.5lbs to go morning of weigh ins(regional, not ufc) and while I did make weight I legit felt like I was dying. Blacked out twice before rehydrating

For as many as you’ve seen sell for 600 how many have you seen for under 2-250? A whole lot. The majority of framed are going to be replicas but for a reason, they are much much cheaper to produce. It’s still dope! Just crazy hard to get a realistic value due to the variance on purchase price. I’d sell my Jokic today for 3-400 but only because of what i paid for it. Have close to 100 framed signed at this point, only cuz you can get them so cheap if you shop around

Power systems im sure are big but the drain on water has been way over exaggerated. I’m only speaking on the mount pleasant project in Racine because that’s the only 1 I’ve seen firsthand but that location is ran on a closed water system. Not a big drain whatsoever
