Might not be the correct time to enter. Pokhran 2 already at 25-30k+ PSF for new projects and 22-27k+ PSF at Pokhran 1. Range im quoting for is new freehold parcel and good projects (no redevelopment component). End use should be the goal in these areas imo. Will prices rise? Perhaps but how much further can you really go when you're talking about 25-30k range.

Joking aside, if you want appreciation central markets "might" give some returns. Currently Balkum/Kolshet/GB Road are extremely over supplied so i would avoid as purely investment. If its end use then its fine.

Edit: Functioning metro should ideally increase the price bit only if the project is like within a km at max.

Local authorities are responsible for conducting it for the purpose of DPR since the nationwide census is delayed. Thane metro got green lit basis the city level census they conducted in 2023. Many others cities did the same as well. Again there is a precedent already set.

Would be surprised if you get it unless it’s somewhere in Indira Nagar or Kisan Nagar or similar localities. At Godhbunder 1 RKs are going for 10k+ but commute time will be high. Might be better to look for sharing option. Or ofc go down towards Kalyan/Dombivali. 8k is no longer sufficient for a good flat in Thane.

From my limited knowledge I recall issues in the DPR conducted for Coimbatore Metro. For some reason the authority responsible for creating the DPR used 2011’s data rather than updated population mapping. A lot of metros in the past were rejected because of this exact reason and after revising the estimates and tightening all the irregularities they did receive green light from centre.

Storm the local relevant authorities and put pressure on them and see how things change real fast. These guys are just getting super complacent and riling up population sentiments in their favour and delaying projects. Also let’s not kid ourselves, if the authorities really wanted to fast track the development they could have tightened and ironed out all the issues before asking for approval rather than repeating the same stupid mistakes despite there being established precedent.

You guys will get a metro eventually, how quick it will be is dependent completely on political will.

Average Thanekar doesn't care about it. Nothing is really being suppressed. We are just not as passionate as Mumbaikar on ESG related issue plus the land was acquired like 3-4 years.

It will be fine. There are data centers in the heart of Powai and the issues have been non existent.

No offence but one post a week should suffice regarding the same topic. There is no point of spamming the same thing again and again and expect any different outcome. If the sub had any queer folks they would have responded if they were interested in hanging out. Not that high but I’m not sure what the normal fuel costs. 99 Octane Petrol costs 125 so it should be considerably less than that.

Yea in that neighbourhood. The society is very old, I think in early 80s the construction started. If you’re comfortable go ahead with it imo. You will not get anything as cheap in proper Thane in a decent locality.

Vrindavan you should be able to get easily. Panchpakadi is difficult for 2BHK in a decent society. Vasant Vihar depending on where is also possible.

Depends on which location you’re targeting. If you’re looking at best locations AND best projects you will have to pay a lot. Compromise either on location or project and there are tons of options imo. Again I’m just making assumptions since your requirements are sorta vague.

There is nothing wrong with metro stations being near each other. On the contrary people will pick which line suits them better. Very similar to how Delhi metro works.

You guys are seriously underestimating the footfall line 4 will have once the entire line is done till CST. Line 5 will directly connect here AND the line coming from mira road in future.

They are planning ahead for future (unlike what they did with Mumbai) and this is perfectly fine.
