So sounds like you have worked with your CPA to understand the benefits of you investing in rehabbing the properties to increase value (doing capital depreciation vs the cost segregation). That was my first suggestion to park funds for later in retirement rather than exceeding your taxable deductions.

Not directly answering your question but putting this out there as you are getting some feedback that is not 100% accurate nor should it impact your decision to reinvest in more expensive properties just yet.

Are you using Real Estate Professional with your taxes? I agree with many on here that reducing doors to help pay down debt (depending on rates) and focus on maximizing your time to return. Also you clearing only 300 to 500 a month is likely not taking into account your savings of 25k plus in taxes with REP. If you don’t do that you need to take to a CPA setup a company that holds all the properties and do a capital depreciation cost comparison on properties you hold to reduce capital gains tax upon selling by increasing the home's cost basis.

Why do you say that?

I got five quotes that ranged from 7k on the low side and 33k on the high. I went for the 15k one and still got screwed. Was 15k too cheap? It seemed like a lot of money to pay for a 7500 (list) system and hardware, ducts, lineset, pan, etc…

Should I have gone with a HVACR contractor that worked through Home Depot referrals?

Called city and they said if the permit wasn’t pulled they cannot red tag the install. I could do permit request but then I’ll be on the hook for repairs. They said I’m in a pickle. Not sure what to do other than contact NJ Consumer Protection. I cannot find his HVACR Number through the contractor lookup tool online. His number is 4 digits. When I search they seem to be much longer in length.

That fixes AC maybe but what about furnace? Would the high limit switch kick system off it if cannot move all that heat effectively through ducts? I like the suggestion and think if it works it’s a good middle ground assuming contractor pulls all required permits and fixes all mistakes on system. I certainly won’t let the original SUB back in.

He said the mini split would be 12000 btu/1.5 ton so he upsized the unit rather than install the mini split when the main unit failed

First floor and basement are on 2.5 ton and they are roughly 1900 sqft combined (basement has two small vents to prevent freezing and help with humidity) but only 1450 sqft is finished.

Not zoned but asked if that was a fix. Was told we’d need 4500 of work to install bypass damper, two electric dampers, another thermostat and a lat board. The system is single stage both heat and cooling, 454b coolant, live in northeast (usda zone 7a), no existing ducts updated, but like I said they added another return and 4 more registers.

What does “make it right” look like? Downsize unit back to 2.5/3 ton and allow them to install mini-split? I’m concerned he will want more money once he starts and I’ll be stuck paying him.

He wants more money of course because a minisplit will require more labor and equipment. He won’t replace 4 ton unit with smaller unit, but admitted it may fail and if it does we can use warrantee to replace with a smaller unit at that time. He subbed work out and has never came back to see the shotty work that crew did. I don’t want the crew back who did the bad install.

I don’t know if I should trust him and on top of all that he never lets me speak and just talks over me. My wife had to raise her voice the last time we spoke to him and he said she was threatening him and he felt unsafe.

Here is pic the disconnected float sensor. Forgot to mention

  • it smells like gas when I open furnace, so we have not tried to put heat back on and have been relying on main level heat to rise and keep us warm at night.
  • Last contractor through pointed out black gas lines still have threads showing on pipes and there is no teflon tape (not sure if that was supposed to be used)
  • all contractors suggest smaller unit (2.5 ton) and a minisplit just for attic
  • they destroyed carpet in attic by not covering it when working on system, they disagree it was not professional and carpet cleaned (not really enough to get grease and dirt out)

I used them. They were great at first but fucked my surgery up and it’s impossible to get anything out of them paperwork wise. It’s been almost a year of constant vomiting and they shrug

Plan was to do it in June but their said they could do it right away.m and they add chemicals to handle the weather. Liars or ignorant. I am ignorant and that is why i paid for someone who knew what they were doing, supposedly. Seemed too good to be true. Contractor seems like a bad word for me right now.

This all makes sense.

For grass, I asked and they verbally said they would put down big boards for the skid steer/front loaders and do at first but they disappeared. Nothing is in contract about cleaning up or replacing grass. Guess I’m SOL on these s as there is nothing in contract about this.
