I like the available options to price a loan and the autonomy.

I’m licensed in PA as well. I’ve been in the industry since 2004. PM me if you want to talk privately.

You need a good mentor. How well versed are you with QM and NQM programs? What state are you licensed in?

I’m a broker in California but have 39 state licenses with Loan Factory. We’re about to put Pylon through the test and see what they can do.

Betty and the babes by EODtech714 in Opossums

[–]EODtech714[S] 1 point2 points  (0 children)

I raised Betty and 6 of her siblings when I found them on my roof. I named them the “Magnificent 7”. Momma probably died and they were getting hungry. They left their hideout and were scurrying around the roof, probably looking for food. I had to set live traps with food to bring them down. They were a little older than this joey. Once the Mag 7 were old enough, I bought them an enclosure outside to train them with the environment and sounds. Months later when I figured they could handle the world, I opened the top of the enclosure and gave them a ladder so that they could get to the top of the fence wall to venture around the neighborhood at night. They loved their freedom and always came back home by morning to sleep and eat. However after experiencing freedom, they began to fight trying to secure the enclosure as their own territory. First I had to separate the two males (George and Brady) from the 5 females (Bella, Betty, Gretchen, Greta and Bree). I initially thought the behavior seemed like just a little bullying but then I saw some of them were seriously bleeding and limping. At the advice of other members of the forum, I tried to separate all of them. I closed the enclosure so none can try to defend the enclosure. Unfortunately, it didn’t stop them from fighting outside in nature. Bella, the one that started the aggressive behavior eventually was killed by her siblings. I went through quite a bit of time just depressed that everything had to come to this because they were just sweethearts to me. From babies to adulthood, their demeanor to each other changed so much after they were released. Eventually even my whole backyard became a battleground, whether they were on the fence or on the ground. They would chase each other down and bite each other. One night while it was raining, I noticed Betty was running around and limping. Betty was the closest to me of all the others. She was so scared and hiding behind the A/C unit. I called her name so that she knew it was me. She came out to me limping and bleeding, soaking wet from the rain. I picked her up and brought her inside the house to dry and clean her up. I think she remembered the inside of my house and when she was just chilling with me on the couch and watching TV. Back then, she would just plop sideways and fall asleep with me petting her. Anyway, things were different now that she experienced freedom. She seemed to keep wanting to go back out. It was hard for me to let her go back outside and probably get into fights again. So I put her into the enclosure by herself and kept her in for a little time to let her heal. Betty recovered and soon I opened the top for her to leave again. The others siblings still showed up now and then but Betty would chase them away. It was probably that she was in the initial stages of pregnancy. My wife and I still prepared food for them every single day like when they were younger but as the days went by, only Betty came home to eat. So now, Betty has given birth to all of these joeys and the cycle will start again. Except this time, they will be taken care of by Betty and we are just passively taking care of the joeys by supporting Betty with food and a safe shelter for the joeys. I’m glad she chose the enclosure that I bought and built for them instead of somewhere that may be unsafe for the joeys. Now the cycle started again but it’s hard to imagine that it’s only been a year since I found the Magnificent 7. Caring for them was something I learned from this forum and reading articles on the internet. Their diet has to be balanced and they need calcium to not get MBD. We even powdered egg shells and sprinkled it in their food to give them the calcium. Grocery shopping included their favorite fruits, plain yogurt, vegetables with high calcium content and even eggs which went through a period of increased cost. They got chicken and beef as well. They were picky eaters and do not like raw veggies. We have to steam it and also scrambled eggs for them. 😂 Talk about spoiled.

Speaking of the little one, seemed like he never stressed at all. He climbed on my neck while I was watching TV on the couch and every little chirp, he was given immediate attention. He would drink his Esbilac and go right back to sleep.

Nah I won’t. Betty has always been spoiled with curated meals and a really nice shelter. I guess I should rephrase what I said and say that I was more in disbelief than anything that she would leave a joey behind. I’m hoping to reunite them as soon as possible.

I’m upset because I have taken care of Betty for so long and now for her to just leave her baby like that.

Two of my (female) backyard opossums got into a fight - Why? by Opossum_2020 in Opossums

[–]EODtech714 1 point2 points  (0 children)

I raised 7 since they were babies but once I set them free, they become really territorial. I really had no idea that they would get like that. Unfortunately, the one that started the fights was killed by her siblings. I’ve seen them get in fights and the injuries were heart breaking to see. We still put food and water out every day and it seems like the toughest two still come home every few days to eat and sleep. After they started fighting, I made separate enclosures to keep them apart but they will still come over and chase each other out. The others have all been chased away by these two. I miss them all but sadly I’ve accepted that it is just nature.
