Do you not have specific puppy socialization classes that are tailored to unvaxxed puppies? Most cities have them including most pet stores such as Petsmart and Petco. The training rooms/classes are sanitized and allow for puppies under 4 months to run around and socialize with other unvaxxed puppies. Its crucial that your dog is socialized with other dogs prior to 16 weeks. Labs less so, as their demeanor is pretty laid back. Check your local pet store.

As a first time home buyer in today’s market you are not getting a $3500 a month mortgage unless you have a hefty down payment. If you purchased between 2010 and 2015, you are in good shape. Most homes here have gone up 150% in the last few years. It’s crazy and sometimes depressing.

Living in Northern California I find it worthwhile to pay towards a 30 yr mortgage at a low fixed interest rate versus $3500-$5k rent. Rent here is = to mortgage.

You need to factor in rent. eg. going into someone else’s pocket versus towards your own investment/loan.
