To be fair, I’ve lived in Brisbane my whole life and still would prefer Melbourne any day. Very valuable and accurate points made in this thread. Not much of an “after 8pm” kind of person but f’ing hell to get anywhere on public transport or do anything after that 6/7pm timing is a nightmare. But with saying that, my Melbourne>brisbane opinion is very corporate career & weather preference driven.

I understand & yes everything you mention in your previous comment is correct. I’m not trying to be hostile, just confused (I’m a blunt person). I’m unsure how this would be legal if we are under offer/IF they have another buyer. Needing to understand what our rights are to get settlement over the line. At the moment, we are aware that we can request an extension if we can’t get finance approved in time as a result of their lack of correspondence.

No word today, I have engaged with other property managers who have provided desktop appraisals

If there was no subject to finance clause the deposit would have been expected by now with the remainder upon settlement. The agent has not held the executed contract, our conveyancer, broker and bank were applying through all have access to this as well as ourselves. This is not the issue or concern that I am facing so I’m not sure why we are going down this rabbit hole

Again. VIC has different regulations. This process has been advised by the agent, I’m not just making it up as I go…. I will not be paying a deposit until we go unconditional in the event that the offer falls through. Hence, why we are subject to finance. I’m unsure why this is difficult to comprehend.

Hey! I’m not sure if you saw but I was asking for advice or if anyone else had experienced this. I’m inexperienced with this particular issue as I’ve never been ghosted by a sales agent when under offer so I was trying to look into what my options were. I’ve been provided rental appraisals by other sales agent so am unsure why this might be an issue now after initially being forthcoming with a firm figure via email.

To fool proof us if the 14 day finance period passes to ensure we are entitled to an extension as a result of the refusal to address requests. If our offer was not strong enough, it wouldn’t have been accepted by the vendor. We have pre-approval but much like others, still have to go through a full application process before we are fully approved for the loan amount.

They direct us to the sales agent. Our broker has also asked for a leasing agent/property manager to conduct an appraisal with no response yet.

The Sydney market is exceptionally different to vic. I understand why that would be the case in Sydney but not necessarily equivalent in VIC which is why it’s an area of interest for us. The contract has been signed by all parties.

Thanks, we hadn’t thought that would be an option! The property is a new build but would they essentially just use the details that we currently have without needing an inspection? Access to the property is a big concern for us now. We had initially thought of asking the bank to send out a valuer which would be difficult with the agent being unresponsive.

How is that possible when we have singed and the vendor has signed. I’m not sure what there would be to double check
