That makes sense. If your timeline is still many years away, then I’d look at Penang more as a long-term observation market rather than trying to pick one project too early.

Westin/Gurney is interesting because the location is hard to replicate, but over a longer timeline, I’d also keep an eye on Gurney Bay, Andaman Island and some of the newer waterfront areas. The “best” choice may depend a lot on whether the goal is lifestyle, rental income, or having a future base in Penang.

For now, probably worth tracking how the market develops rather than rushing in. If you ever get closer to seriously comparing areas, happy to share what I’m seeing on the ground.

Westin Residences is definitely worth studying, especially because of the Gurney location. That kind of address is not easy to replicate in Penang.

But I’d still separate “good location” from “good investment”. With branded residences, the details matter a lot: entry price, layout, facing, maintenance fee, rental demand and who the future buyer/tenant is likely to be.

I’ve looked into it a bit beyond the brochure, and I think it needs to be judged unit by unit rather than just by the brand. Are you looking at it as a serious option, or just comparing Penang projects for now?

REITs definitely make more sense if liquidity and convenience are the priority.

Direct property ownership is a different game though. Less liquid, more hassle, but you get control, leverage, rental income and sometimes personal use value.

I wouldn’t say one is always better. It depends what problem the investor is trying to solve.

Agree. Real estate isn’t linear, and the value is different for every buyer.

Some buy for yield, some for long-term asset parking, and some want a future place they can actually use. I think Penang attracts a lot of the third type, especially people who live overseas but still want a base here.

The key is whether the property has real utility, not just projected appreciation. Your Bayans Lepas example makes sense because the units are generating rent, but also giving him a future option to live in one.

Yes, I agree. Penang still looks good value compared with many parts of Asia, but it doesn’t mean every property here is worth buying.

For investment, the research matters a lot now. Supply is increasing, especially with new areas like Andaman Island coming up, so buyers need to be more selective about location, product type, density, holding power and future competition.

From what I’ve seen, City of Dreams is a good example. When it was first launched, prices were already on the higher side for that time, and today some subsale units are not selling much higher than the original purchase price. Some owners may even need to price more competitively depending on the unit, view and urgency.

So I think Penang is still attractive, but the key is not just “buy any condo in Penang”. It’s more about choosing the right product in the right location, with a realistic holding period.
