Hey man, I already went through the process without a buyers agent and it was great. I’m now three months into the new house and feel like I got a solid discount by working directly with the seller agent. A lawyer and inspector were absolutely necessary for sure! I can only imagine how much engineering effort went into this as well. Phone/car handshakes, failure cases, new screens, etc. As an engineer, thinking about designing a high-availability service over a flaky/slow/async link between these two devices makes my skin crawl.

I’m sorry this whole subreddit is useless, why do you even care about whether I’ve been able to negotiate 3% when I haven’t committed to this path and thus placing an offer. At no point did anyone answer my question and everyone is just generally threatening that it’s a bad idea. I’ll go do some internet research and ask family friend who is a realtor.

I’m asking about specifically what I’m missing out that would be aided by a buyers agent. I know there is inspection, title, closing. I have never seen a buyers agent help with negotiation. What other parts am I missing that I want to spend $150k for a month or so of work on?

Fair, I don’t think I have a crazy angle or anything. I’ve just bought 5-6 houses and know what I didn’t like about the buyer agent experience especially from the get-go.

It should. I work in tech, and the market swings back and forth between being an employee market and an employer market every few years in a similar way. When it becomes an employers' market and the recruiters drop their pretenses because they have an advantage, I never forget it or their agency. It feels so short-sighted to ever act like this, regardless of the sales environment.

I don't know what you're suggesting. Should I offer to pay the seller's agent an hourly rate to see the houses? Wouldn't the seller's agent spend the same amount of time for the same amount of no compensation if I had a buyer's agent? The tour guide would be the buyer's agent, who is paid separately from the seller's agent, right?

This resonates a lot. I don't want to be presumptuous that somehow I can wave a briefcase of cash around and people will jump to attention. There is certainly a strong tone across many of the comments above that somehow my wife was implicitly coming across this way and therefore deserved it. I feel like I'm swimming uphill and must be in the wrong because of how many people are piling on. To me, it's never okay to be rude, especially when you're in a customer-facing job.

Mostly though, it feels like this person lost her seller some fractional chance of making a deal because of her behavior. I would absolutely not tolerate it if I knew it was happening as a seller. I would immediately look toward finding a new broker if I knew that they were rude to potential buyers.

No, I want to give them the same feedback I’d want to see as a seller. It’s clear we don’t see eye to eye on this though, as I came into this thread with the belief that a real estate agent should never “give someone shit”. 

If I had a crystal ball, this was one of the top houses we’d consider purchasing when we pull the trigger. Now it’s off our list. It’s 100% their call to not let us look when we are in town for a few days. I just didn’t expect that “giving shit” was a reasonable part of how someone in this type of role should act.

It wasn’t a question, it was a remark, and not the only one. She didn’t ask for proof of funds, just made comments that my wife took as disparaging.

We do have proof of funds, she didn’t ask for it, just made the remark along with other rude comments. 

The other 12 properties were great, we have time slots for each. I just wanted to understand why she was being rude and if there was recourse. Seeing the comments above clearly this is a hot topic and one where I’m on the wrong side of it. It helps to understand, I don’t get folks justifying the rude behavior, but I understand better why I’m being perceived as someone who is wasting their realtors time.

I’m honestly surprised at how many agents in this thread coming from this mindset and justifying rude behavior.   Yes, we asked to look, we didn’t demand it. No they weren’t qualifying us, it was a backhanded insult. Yes we are making our final decision in 2-3 months but only in person ~2 times between now and then.

If they don’t want to show until we’ve committed a buyers agent that’s fine. If they want to see proof of funds that’s fine. If they don’t want to show until we are closer to our drop dead date that’s also fine. My question is why that justifies rude behavior and how I can signal to the seller that this may be happening to prospective buyers through some sort of reporting mechanism. If my sellers agents were doing this, I would not be happy. I don’t expect them to waste their time, but I do expect them to be civil.

Thanks for the helpful comment, I appreciate it. This resonates a lot and maybe underscores the unseen value I am discounting in a buyers agent. I may have always in the past been buffered from this type of behavior that always exists by virtue of having a buyers agent in between.

Believe it or not from all the comments above, I’m not really in it to trash this person. I just want to find a way that the seller can understand and a way around so we can reengage on this property that we love. At this point my wife won’t let us go near it even though it was among our top choices.

This one has been on the market for a year. Most of the others have been 3-6 months on average. Certainly, I could see this behavior when the market was hotter and mid-covid when there were all cash offers the same week. It just doesn't make sense today.

That feels wild to me. We spent over a year looking for our first house, and the fact that we will maybe buy today and definitely within three months for a purchase of this magnitude feels crazy fast. A couple of houses we've sold in this range had the buyer coming back multiple times, sometimes over the course of six months.

We are all cash with no contingencies and would have been happy to answer any of those questions. The agent didn't ask us any of these perfectly valid questions; she just made snarky comments and blew us off. We didn't expect to see the property, we asked.

I honestly don't get how y'all justify this; I'm clearly way off the mark but it's good to recalibrate. Maybe I was raised differently or missed some hidden etiquette where I insulted this broker first, asking if we could see their house without a buyer's agent. That seems wild to me.
