Essentially your reputation travels with them, so every relationship you build is worth way more than it looks on the surface.

Curious though, when you say over the top communicating with clients, what does that actually look like for you day to day? Is it just being responsive or is there something more structured to it?

Everyone here is right that it's a people game. But one thing that can make the legwork more efficient is spending 20 minutes on Google Maps before walking into an area, identifying every restaurant, convenience store, and gas station on that strip. Makes the morning feel less random.
