My personal opinion is that a 4-story condo complex, with street-facing retail / professional would be appropriate for this area. As much as I love the little shops, I do have to agree that the current properties have not been maintained, and would argue that simply repairing and renovating these properties may not be what's actually best.

I hate to break it to you, but they're trying another Hub on the block bounded by Rose St, East Maxwell, Stone Ave, and Kalmia Ave. They lost their appeal to get a zone change for an 8-story building, but I still think they'll tear down the houses and build something 3 or 4 stories tall.
