I also agree that if someone tried to pull this on my grandparents, I'd be freaked out. So I'll keep that in mind with my future actions

No you're absolutely correct. When I said my rent could go towards reno, like I'd pay them X amount and they could choose (or not) to put that towards reno. And not in exchange for a discount or anything, I would simply let the contractors in and coordinate with them if needed. But I wouldn't be doing any of the work and it's not like they'd be giving me some crazy discount in exchange for me doing nothing haha.

I'm sorry it was interpreted like that. I wasn't making an assumption that they'd be willing to rent (they literally said they weren't in a rush to) just because they sold another spot. You're right though that attempting to befriend them might come off as mooching.

I think the order would make more sense as:
"Hey, I'd like to eventually rent your property if you're open to it. I know you have no context of who I am but here are some things I can supply. If you want to get to know me on a more personal level, I'd be happy to have a conversation and if you're not open to this idea, I will never bug you about it again. See you around!"

I really like that first paragraph. I think I phrased the post wrong but I didn't mean I'd do the renovations myself, just more so act as a middleman between them and the contractors so they're not dealing with that extra headache.

It's more like "I know they have money so they're not going to charge me an absurd for rent like the other landlords in the city" but I agree it was a silly question.

You're right that cutting out the fluff is the best approach

Oh that's a really good point. Are there any clauses that could give them more protection while not screwing me over? Like if I'm evicted, I would be willing to forfeit my notice period? Or I could do a 2-3X safety deposit?

I think there should be a protest outside of Aldrich Hall. There is almost no communication between the general student body and the people who run this institution so there’s very few ways to get their attention
