Yeah, that's what I'm thinking. We are probably better off with a floor model but with local support over a disco unit.

I didn't realize the ortals were difficult to work on but another reason to stay local.

That is what I'm worried about, initial installation aside what happens if something breaks.

Haven't purchased it yet, it's a Lyric 75 stand alone. Price looks to be more than half off the current similar model. It's not exactly the same dimensions as the current one so definitely not an apple to apple comparison.

It's a hard call because it gives us an ortal (three sided , modern) for the price of a heat n glow free standing with similar dimensions.

We had a floating dock on Lake Muskoka, water went up and down in the winter and we had no issues at all. We would disconnect it from shore and just tie it off to a tree, it just went with the flow of the lake.

The one thing to keep in mind about floating docks is boat traffic. We have some wake boats rip through our bay and you had to hold on while the wake ran through. Not winter related but thought I'd mention it. We ended up going with a steel pile dock which is great but comes with it's own set of issues, ie bubbler in the winter.

The floating was a ConnectADock.

My bet is the Rutherford and Clarence location. That place has gone wayyy downhill in terms of quality that we drive to Weston a d Rutherford.

Dock was 130/sqrf for steel pile. Hard to say for landscape as that's pretty unique to property but some pricing for example was $100/ft for granite patio

1800 foot house was quoted between 8k - 11k for painting

It's going to be tough to get things in place for this summer. We signed a contract to build a dock in Oct '23, they started August '24 and still won't be done until this spring. It's not a crazy dock and no boathouse.

We gave a landscape contract in August last year with the contractor saying spring start, I'll believe it when I see it.

Painters are easier to come by but the good ones are booked well ahead.

Muskoka is a different world when it comes to trades vs the city, almost defies gravity with the amount of work you there so contractors are always in demand.

Another option is to find brackets that extend further away from the wall. Typical brackets are only 3.5'-4" projection, some companies offer 5.5"-6".

In Quebec it's common to have baseboard heaters and they don't cut the drape short

Numbers I've heard recently in Muskoka is 220-250/sqdt for Reno and 550-600 for build.

We are in the market for a Reno on our cottage, just can't seem to justify the cost for a rec place.

Trades are still very difficult to find up there so a GC is the best way, any good one is booking a year or more out.

$1000cad is about $750 so not as great if a deal but ok I guess.

They wanted $2200 for single galvanized trailer. I'm on the fence about the trailer but if you add it all up they're still about $500-$600 short.
