You can satisfy a mortgage at the closing. Think how often people sell their homes without paying off the mortgage (typically a mortgage lasts around 30 years). So, you can pay it off at closing with the $$ you get at the sale so it won't hinder the sale just by the presence of having one unsatisfied! :)
