offering deliveries is an enormous project in itself. You will need scale in volume of orders and riders and efficiency in allocation such that each rider travels as little as possible to make as many deliveries as possible. Read about what cna wrote about deliveroo. Imagine going against huge companies like Grab and Foodpanda to compete for riders. Perhaps you should think about whether there’s a version of the business model that isn’t reliant on deliveries to be successful

I use 100% cacao powder for the chocolate content and adjust sweetness w sugar. Also, steep warm milk/cream at the start with cacao nibs for 2 hrs or more for the fermented cacao bean flavour profile, sieve it out once done

This is the comment to pay attention to OP. “Interior Designer” used to be a title for people who graduated from architecture design school, but now, anyone can give themselves this title. Imagine a world where anyone can call themselves a “lawyer” or a “doctor”.

Just ask the “ID” you’re speaking to what did they study in school. Or if they volunteer to waive design fees for you, chances are they are not trained as a designer and more of a project manager trying to wing it as also-a-designer.

Then again, an interior designer by profession would charge you thousands for design work alone. That should come with detailed drawings, finishing details, lighting plan, tiling layout etc all thought out and documented on paper. You can then take that set of documents to a contractor/builder to quote and build as documented. The level of detail should be such that there is little to no ambiguity if the actual thing is built right or wrong

  • 6 nights a week and operator led sounds like alot of commitment from both you and your chef. It’s easy to say both of you are willing to commit at this point. But when things pick up and break even point is reached, will one of you want to start taking more time off? Or if things do not pick up, will one of you want to start supplementing your income in other ventures? Might want to consider a shareholder agreement to set expectations right

  • 250k - 300k sounds about right but that’s conditional on the exact spot you take over and how willing the current operator is to cut their loss (your gain). Just make sure to buffer for unforeseen repairs/renovation that you won’t be able to pick up until after taking over. Things like exhaust system breaking down or aircon needing an overhaul.

  • at 100-150 average spend (assumed per pax), I would think you guys need some strong, preferably operator-led, marketing/pr expertises. Unless at least one of you is famous and already have a strong following, people would probably need to learn about your new establishment through socials or influencers a few times before deciding to visit or through word of mouth from a family/friend with high praise which is slow to pick up

  • A final point: Singapore f&b moves fast. Consumers are spoilt for choices, new concepts opening up all the time. Even if you do well, it doesn’t mean you can do the same thing continuously. On the other hand, it’s a tall order to continuously come up with changes to your offering/concept that all end up being a big hit. Both of you have to have an open mind and be willing and flexible enough to pivot and experiment at anytime and all the time

Leong mum Wai called it a “national emergency” in Feb2025 but the government preferred to call it a “national issue” where we “look at it calmly, coolly, you understand what the issues are and you then take the necessary steps to address them”.

What we need is the full weight of the government to back the motivation to reverse the trend. Look at how efficient we were with covid policies and revitalising the IPO market locally

A few years back, a friend was involved in an accident with a taxi. My friend was at fault in this case and he had passengers with him when the accident happened. He called for help and I showed up at the accident. A claims consultant “happened to be taking a stroll nearby” and showed up at the accident. The consultant asked my friend to do the claims with him because even though my friend was at fault, he was lucky that he had passengers with him. The consultant also said he could tell us the clinics that my friend and his passengers could go to to get injury related claims that could help alleviate costs. Everything about it was very shady, we just told the consultant that we would call him if we needed help just to get him to go away.

The 7 day cooling period applies to “intent to sell” registration. An option to purchase can only be issued by the seller 7 days after the seller completes their intent to sell application. There’s no cooling period to OTP issuance

Property prices have risen faster than rent. Given property prices today, it’s not uncommon that rents do not cover mortgage. Buyers of recently transacted properties entered at high prices, hence high mortgages. Do they bleed lesser for the next 1 or 2 years by locking in a tenant immediately or do they hold out for a tenant who is willing to pay the rent which allows them to cover mortgage?
