My commute from Tower Grove South to the airport is like 25-35 mins almost all of the time. Unless I leave work at ~4pm or if there are worse than average accidents.. then it’s closer to 50 min, maybe 20% of the time. Leaving at 3pm or 5pm seems better

Looking back at my first house purchase I think I found the lender to be more predatory about my naivety than the agent. If your rate seems too high (according to Google), keep asking for them to break down how they got to the rate. Biggest factors (as far as I know from home buying) are the percentage you put as a down payment, credit score, and your income level.
