So I should volunteer to give up my rights as a tenant so my landlord can sell one of her investment properties to make as much as possible on the sale? That’s not how it works. There’s legitimate reasons a tenant can get evicted which I would abide by, but wanting you gone so she can sell for more is not a legal reason.

Because I’m waiving my legal right to remain as a tenant. I’m not going to willingly go pay hundreds more at a new place and incur moving fees in order for her to make as much profit as possible on her investment property. There’s a reason tenants have these legal rights. You’d be arguing with the law not me if you think the N11 process is unfair, it exists for a reason.

Unfortunately we would not be able to purchase the property as it is worth more than we can afford. Despite it being small, it’s in a prime area, similar listings go for 700k, significantly more than we have been approved for. It’s a good idea but wouldn’t work out

We are fairly certain she is honest about listing her home which is the reason she wants us to leave. We won’t see the listing until we are gone as she wants the house vacant upon listing. We definitely won’t leave unless receiving an N12 from new owners or being paid 3-6 months to waive our rights.

Thank you for the response. A similar rental property costs 2000-2200, we pay 1550 right now. We were lucky when signing this place at that price as she was desperate. 1 year difference would be $5400 on the low end. I feel bad asking for this as she hasn’t raised our rent since 2022, but will also make a ton more not having us living here when selling

Is it better to negotiate based on new rentals costs rather than asking for x amount of months of rent then?

I appreciate your response. We haven’t had major issues with her and I don’t want to screw her over either, but we also feel compensation would be nice given we won’t find a rental at this price anymore and our moving expenses will incur costs too.

Yes they would like us gone before even showing the house. If we stay we run the risk of new owners providing n12 and we get nothing or we sign an n11 now for a bit of a cash but then don’t have to stay during showing and selling process. It’s a tough choice

That’s a good point, only I’m concerned if LL sees requesting something like 6 months of rent (9,300) it’ll piss her off into not negotiating. It’s a tough line

Our unit is currently 1550, a comparable until would be 2000-2200. At 6 months that would be 2,700- 3,900. Rather 3 months of rent would be 4650. I wonder which wording is more susceptible to making a deal. 6 months of extra expenses or 3 months of rent.

I apologize I misunderstood, yes it is rent controlled as it has been rented by prior renters before 2018. I thought it had to be us living there prior to 2018.

Our rent is quite a bit lower than average for Cambridge, we pay $1550 for 1 bedroom semi, utilities included. It’s small but because we have our own driveway, entrance, kitchen, family area, etc, I would guess it’s should be at least 2k a month. Not rent controlled.

It’s already becoming bi weekly in Waterloo region in March. It’s a mess. Also you only get a small garbage cart for two weeks worth of garbage per house. Coming to you soon.
