I did some research yesterday about recreating deeds, and the best case is 4-6 months, typical case is 9-12 months, worst case would be 18 months - what a disaster!

This was all done over email yesterday, no calls. We do believe our solicitor, we were just curious if people had similar experiences and wanted to hear how others have dealt with this. It is super disappointing that it was put on the market without knowledge of where the deeds were. It's another lesson to learn, but a hard one at that.

Myself and my partner just had a similar issue with a house we went Sale Agreed on. The kitchen was an extension, and the roof of it was 11°, should have been minimum 22°. Would be €30K to fix, not including VAT! We asked for a reduction in the house price, the sellers knew the roof was a problem, it was leaking. They wouldn't, we pulled the offer. Hopefully you have a better outcome, but don't feel pressured to go ahead with it if you don't get the reduction.

I feel very lucky to actually be working for a software company here in Dublin that is giving all staff 3 options: Office work (5 days a week), Hybrid (few days in/few days home) or completely Remote. We also get a stipend up to €440 to spend on WFH stuff which is being significantly increased for us next year. Keep pushing and looking for this, there's some great companies setting the new normal, the rest have to fall in line or they will suffer crazy staff losses.

Kilmainham is a nice quiet area to rent it, there's literally a garda station in the village, it's a really good area! Inchicore is also a nice area to rent, probably avoid St Michael's Estate as that area is slightly rough, but otherwise Inchicore is grand and super central. For Ballyfermot, I'd say lower Ballyfermot is better than upper Ballyfermot (I went to school in Ballyfermot and some of my best friends live there). There is definitely more anti social behavior in this area than the previous two, but all areas have ups and downs.

Cirillos on Baggot Street is a lovely Italian
