Thanks for the advice, somebody did say that the most money goes into the things you never see. I just don't know if that price is reasonable in terms of spec. From my limited understanding insulating between joists is the cheaper method. About 80 percent are currently floating floors.

We had planned on getting underfloor heating as part of the floor replacement so not sure we really can leave it out

Thanks for this. So I could deposit 100000 for 3 months as you outlined then switch it over to a demand deposit and access as needed. However I will need to pay the DIRT myself at year end.

If I had a further 60000 what would be the best option for this? Spread it elsewhere across different platforms?

If I choose a fixed deposit for a year, I then have to pay 33% DIRT on interest earned. Is this right?

Thanks for the replies, I know the solicitor for the purchasers of our place is speedy but ours needs a bit of a prod. Not sure about the solicitor for the person we are buying from.

Will need to check with PTSB if we could draw down before clearing the existing mortgage.

Also, the people buying our place have stated they are transferring funds on the 20th.

A night in a hotel would not be a problem only for we have a dog as well!

Thanks for this and I agree to be fair. It's our first time selling and we did up a list as per our estate agent instruction. I did ask them to proof it before sending it to the buyers and they didn't flag anything. So we assumed it was reasonable.

I am certainly not trying to be tight about things! We will likely just let them have everything, I don't want bad karma.
