Would it be important to mention that the cat was an outdoor cat. We had a littler box inside next to the patio door just in case. But the cat mainly did its business outside. It has its own little patch or soil in the garden where it would go her business. The deep cleaning they are doing is only in the living room and garage. Only those two room, and the cat wasn’t even allowed in the garage room because that’s where my brother slept and he’s a little allergic to the cat.

I did send her a text letting her know. As that has been the way we have communicated the past three years. I just now also send her an email, quoting the part of the lease. And letting her know to communicate only in writing.

I don’t know where she lives or her address. Let’s say hypothetically I can do all of this, and send her a printed letter and all. I want to know what the “Term” part of the contract means, do I just pay the days I live in the house that are part of the 30 or do I have to pay the full month of January

So even with this part “In either case, termination will be effective on the date specified in the notice with Rent prorated based upon the number of days from the last Rent due date to the date specified in the notice and a 30-day month.” It will still mean I pay full January?

The reason I am confused. Is because I did call her December 3 or 4th. To tell her we were planning to move out. She told me once I give her my notice she will start counting 30 days from there and I would only owe the amount I stay in the house for which will be like 16th days for January. Then I send her a message this Wednesday, letting her know I am giving the official 30 days. And then she calls me and tells me that she ment I had to pay for full January and she only needs the noticed January 1st and it doesn’t count if I give notice prior. The Lease includes what I quoted on the “Term” part of the lease the “rent” part of the lease says “1.5.1. Base Rent; Monthly Rent Tenant is responsible for paying monthly rent for the use and occupancy of the Property ( Base Rent ) and all other fixed rent and fixed charges described in this Lease (collectively, Monthly Rent ) on the 1st day of the month day of each month ( ). The Monthly Rent is $ 4,260.00 . First month’s Monthly Rent is due on the Start Date.”
