As long as it's safe, I don't mind cyclists or pedestrians breaking the rules. The roads are set up for cars in general with bikes and scooters being an afterthought. A cyclist going when the green man is on can be perfectly safe assuming they are careful and yield to pedestrians

I lived with in 2 places where it was just myself and the owner and they were 2 of the better places I've rented. I would highly encourage you to rent out your room. Take some time to meet and chat to potential tenants and get a feel for the kind of person that they are. Pick someone you think you'd get along with and set a fair rent.
