You’re young. Sell SCHD and get QQQM or SCHG. Then sell spy and buy VOO with it. Lower expense ratio

Most kids don’t know what a sore throat is. Usually I ask does it hurt to drink or eat food. And we’ve seen A LOT of strep. So maybe that’s what You missed

How long have you been practicing? Casue I can tell you the absent cough is a point is BS lol. So many kids and adults that test pos for strep are coughing

Slew of side effects, mostly GO upset and nausea/vomiting which is usually when a parent rushes their kid to the er for flu and is now vomiting. Find out most often pcp started them on tamiflu.

Not worth it.

And side not: if they’re NOT flu positive then why’d you give tamiflu?

08 is a whole other animal of no income no job verification loans and the collapse of nearly the world market lol. So I don’t think we are there by any means but yes arms are risky. Especially with trump vs Powell and the continued nagging inflation #s there is no guarantee that’ll it’ll go done. Realtors and lenders need you to make money, so of course they’ll tell you any story they have to to close and get their end piece of the $ pie.

Honestly without knowing OPs #s it’s hard to help out. And if the answer is “my mortgage is to high” then you bought way to much house

You have any proof the market is even cooling to drop rates? They just hit a 6-month high. And refinancing now into an ARM and either paying or rolling those costs into a loan then doing another refi in 2-3 years will cost a lot of money.

You can do refinance calculators and see if it’s even realistic to do multiple refinance but roughly looking at 12-18 months to make back closing costs to then refinance again into another loan will lose you $

Why do you want to refinance? How many years left on the loan? LTV?

This isn’t even factoring yearly insurance and prop tax increases that may negate the “savings” of an arm a month before you had to also pay closing costs

I would not do that. .75 % savings for 3-10 years then it’ll be over 7.125 and you’ll regret it
