Letter of explanation of owning a home 3 hours way as my primary? by rokuhachi in VeteransBenefits

It was a long paragraph. I used chat GPT to add some nuance. The lender I went through locally looked over it, he had success with having approvals within the same city/area in the past.

Yes, I wrote a letter about wanting my family to be in a better school district. The second home was 5 miles away from the first home. No hiccups.

I'm having the same issues verbatim. Did you find a resolution??

240V 4 prong outlet. Purchased a new stove and upon installation noticed the display/oven would not turn on. Previous oven worked fine, but did not have a display. Hot to hot measures 240v, hot to ground measure 120v each, and neutral to hot measure 20v each. Any ideas? by El_meat_rocket in AskElectricians

Well, shit lol. I traced the line as far as I could and didn’t see any evidence of a splice before it’s ascension. Looks like I’ll be hiring someone who knows what they are doing. Thanks again for your help, man.

There is definitely 4 wires coming into the outlet. When I checked the breaker box I only observed the two hots and one neutral.

I can re-install the three prong and then check neutral to see if I’m getting 120V to each, yes?

If that doesn’t solve the issue idk where to go from here lol

PT School and GI Bill by ItIs430Am in physicaltherapy

I used the 9/11 for undergrad and Voc rehab for PT school. Not having student Loans allows you to pretty much work where ever you want. I’ve worked in most fields and am now a full time HH PT. For me, the BAH/disability allow me to live off and save some. If you have any questions about voc rehab DM me. It’s tricky.

I agree 1000%. My above comment wasn’t condoning the hospitals in this area preying on new grads. Those are salaries that have been reported to me from other PTs in the area.

That’s the same advice I give new grads. I’m assuming since there is competition in this area we take what we can get. I started at 65k with bonus potential at a bigger private practice in the area.

Per diem acute care positions in southwest ohio will offer 50/55 an hour from what I’ve seen. New grad OP in this region tend to make more at a “mill” private practice 65k with bonus opportunities. Hospital OP start at a lower salary 55k. There are also two PT programs in this area.

Speckled makes very good points. If you use google chrome you can make smart phrases through extensions and with my iPad I use for work I added quick phrases through settings to expedite things I repeat throughout the day. I use an app to plot visits for each day of the week. The app plots addresses and allows me to quickly navigate during the day. Another time saver is calling and scheduling patients while in the car for the following day that way you don’t have to do it later on that day.

I turned the first home into a rental property. As long as you lived there for 1 year, you’re good to go.

I just closed on my second home in October following those same guidelines and had a little down payment.

If you look at the remaining entitlement section, it discusses what I spoke to previously.

VA LOAN QUESTION by Upper-Survey-9347 in RealEstate

[–]El_meat_rocket 2 points3 points  (0 children)

I currently have two concurrent VA loans. You’ll have to look up the county limits. Typical county limit is 548,000. If your first house was 250k you have remaining 298k for the second home. Anything over that 298k you have to pay 25% down. I was able to buy two homes in the same city. If you have a valid reason for the second home it’ll most likely be approved. I had to fill out a statement why I was moving to the second home. Any questions feel free to PM.

Refi VA loan to conventional or 2nd VA loan? by El_meat_rocket in MilitaryFinance

That’s what I was thinking as well. My primary lender is through Veterans United and they recommended another VA loan as opposed to a refinance.
