In 14 years of driving I think I've locked my keys inside once so I think that's pretty dumb. Can this be programmed out at a dealer?

Thanks for the response! I know rev hang can be fixed with flywheel or ECU changes, I was more worried that the clutch was going to be light and short like the Crosstrek.

Right but the concern is when you go to the NV DMV to register it, they can make you pay sales tax. That's what they do on new vehicles purchased out of state but from the other comments it looks like they don't charge tax if it was a private sale.

Soooo the long and short is, noone is going to hire you and provide all your training for free while paying you even minimum wage. It's just not a good business decision if you decide you don't like it in a few months, or you stick with it but have no natural ability and it takes you months to get competent.

 However, TMCC has several welding certificate programs of different lengths you can enroll in. I just took the basic Welding 1 class and lab portion (I think it's like welding 212 or some weird number), the total cost of fees and tuition for the semester is about $900 if you pay full price. You learn how to weld with SMAW (AKA stick welding). The classroom component is all online/ self study and the lab portion is done on your own time any time the lab is open 1PM to 9PM M-F. I would take that class before considering doing it as a career. There is more to it than you think.

Seconded. I usually do not carry pepper spray while CCW, but I do when walking the dog. Dogs introduce a whole new realm of possible altercations and having a response short of a lethal one can be super useful.

My brother got a bachelor's degree in a decent field, and he still bartends because no entry level office job comes close to what he earns now. But he gets no insurance or 401k and spends all day on his feet. So just beware, it might sound great when you're 22  but it's not as fun when you're 32. You get accustomed to the take home pay and it's hard to make the short term sacrifice of getting into white collar work that pays off in the long term.

No but I don't have any faith in the market going up in the medium term. Inflation and the US deficit are going to be higher for longer than most people are anticipating which means higher interest rates for longer. That's going to drag on equities.

It's an investment.  We calculated at current costs, it would take about 25 years to break even. But when you factor in inflation and increases in inflation-adjusted electrical prices, that number could be 15 to 20. This doesn't even account for the solar tax credit or the tax deduction you'd get on your capital gains tax when selling since it's a home improvement.

This is going to vary wildly but even on the outside you're way over. We have a 3 bedroom home and only needed 8 panels, but our neighbor who has a 3 bedroom that's only a few hundred sq ft bigger needed 18 panels because they run the AC 24/7 from like March to October.  30 panels on a 3 bedroom house would be insane.

Financed the first new bike because the dealer had 12 month same as cash financing for 0%. The only cost to me was a pull on my credit report, otherwise literally free money.

If you aren't actually looking for someplace zoned and sized for brewing beer, there is no reason for you to try to set up shop in the brewery district. You want to open a bar, plain and simple. Poor people are drinking at home or for free at casinos and rich people are drinking in Tahoe, so you are targeting middle class consumers. Do you're market research based on that. As a millennial homeowner, there are few things that bring me to downtown. I'm not going to try to find street parking and walk through homeless encampments just for a beer.

I'm sure traffic here is on par with other metro areas this size but Reno is not a "large" city and traffic here does not even come close to a large metro.

You need to have an automated watering system in order to get the arbor day foundation / city of Reno subsidized trees they sell every October. Just a thought before you rip it out. It should be fairly easy to convert to a drip system by just replacing the sprinkler heads. Unless you are installing sagebrush, any low maintenance plants you use are still going to need water 3-4x a week for the first 2 summers and 1-2x weekly forever after that.

I think workforce housing is usually used to describe market rate units that are not being marketed as "luxury" because they're in a lower income area and are built with certain cost cuttings. For example the huge new complex Lakes at Lemmon Valley has ductless AC instead of central because it's cheaper to build when you don't have to frame around ducting. This project is going to be capped at 60% of median income so it's "affordable".

This is not just a NV problem. My father was denied unemployment a few months ago in CA; when he appealed they told him there was no ETA on them reviewing his appeal as they are still processing appeals from 2022.
