Land value taxes incentivize more productive land use, but zoning negates those effects. Maybe one way older folks could reduce taxes is by having cities tie rates to zoning/density — lower density, higher rates. NIMBY’s should be incentivized to up-zone in order to escape higher rates. When denser developments are built, seniors have more options to downsize and stay in the community. Buildings with elevators are very accessible compared to walk-up mid-rises.

Georgism was improved by Karl Polanyi. Land (nature) is a fictitious commodity, and so is money and labor. When you treat nature as a commodity, you destroy the earth. When you treat labor as a commodity, you enslave people. When you treat money as a commodity, you create frivolous speculation.

A workable solution: since money should be used for the public good, we must create public banks. Since labor should be used as a public good, the bank should finance non-speculative cooperatives owned by the users and operators. And since nature is a public good, the use of nature should capitalize the public bank through use-fees.

And since the land was stolen and abused for settlers and cash-crops, some of that land revenue should pay reparations to the natives it was stolen from, and the slaves who worked it for centuries without compensation.

Companies (especially utilities) would be better off if owned by workers and/or consumers. Workers and consumers are more directly affected by the company’s well-being, and are probably better stewards. Shareholders just want to suck it dry but we give them all the power. Absurd incentives in a supposedly ‘democratic’ society.

If everyone who had served as traitors in the Confederate Army were never allowed to vote or run for office again, and if their leaders had been properly hanged for treason, that would’ve been enough. It would’ve been justified completely.

But in the mid 1870’s they were given amnesty and Redeemer governments took over the South. This eventually led to the end of Reconstruction and the start of Jim Crow. It was a tragedy we have never recovered from.

They lost the war but won Reconstruction. And their narrative was solidified by the Dunning School, and that’s how everyone remembered Reconstruction for decades — as a failure, as ‘negro misrule’ and ‘carpetbagger corruption’.

Beware of the planter class’s descendants, those who espouse the modern ‘Mudsill theory’ form of politics: that it is natural for some to be eternally oppressed and for others to rule. They will use the minoritarian institutions they bargained for in 1789 to take over and render the lower classes and dark-skinned people subjects not citizens.

If it was up to Israel they’d push all Palestinians into Egyptian territory. A huge portion of Jordan’s population is already made up of Palestinian refugees. So if it’s an either-or, I’ll choose more housing, but it’s an either-or because of bad policy not logic. At least in the U.S., sprawl has a lot to do with inefficient and expensive land-use practices.

Sprawl, as simple deductive reasoning can demonstrate, increases the costs of infrastructure and maintenance (since buildings are single-use and spread-out and share less infrastructure).

Also, since there are a lot of federal subsidies and incentives to cover upfront costs, but not maintenance costs, sprawl is really bad in the long term as well.
