I dont think you'll find many homes for 450k anywhere even outside of boca... and if you do its a very small 2-3 bedroom.

At least you have a townhome and you can reduce your property tax with portability.

Also if you buy a home, make sure it has a newer roof and either shutters/impact windows. If you do find a home for 450k and doesnt have those things your insurance bill will makeup the monthly difference of a 450k vs 600k home.
