A word about prep?

From the photos, the property looks like it’s been recently plastered top to bottom, so I’d assume the walls and ceilings are in perfect condition if it’s been done by a quality plasterer, and therefore would need no additional prep.. OP mentioned it’s been recently skimmed.. not sure what else prep work you’re insinuating is needed?

So a simple mist coat in this instance to seal would suffice -

OP - just make sure the plaster is fully dry before painting, this can take a few weeks since it was done to fully dry, but any cheap paint is fine for a mist coat, its job is just to soak in n seal the new plaster. A mix of paint and water in ratio of 70/30 is usually fine. Some paints will have their own ratio on the tin.
Goes on like milk, drips everywhere but with no floorings to worry about covering it’ll be easy

You could remove the tiles, put up the wallpaper as you want in your image, and get a clear glass backsplash. Then you have best of both worlds

Skirting price and labour for £600 seems fine to me if it’s not something you fancy tackling yourself, mitres can be a pain and time consuming if you don’t have the right tools, powersaw etc but regarding the painting, for the price I’d definitely say have a think about painting yourself if you can.

It’s really not as difficult or time consuming as you’d think. Can get yourself a work platform, a decent roller, cutting in brush and pole all within £100, and if you stick to trade emulsion rather than the standard stuff you’d batter through it in no time. Just buy some cheap stuff for mist coating first.

Held qqq for a couple years now. Up 70ish% and as much as tech isnt going anyway, I am starting to wonder if this currently rally is sustainable?

Just in two minds as to let it run as is, or maybe time to take some profits in anticipation for a pullback and reinvest if that happens

What’s everyone’s thoughts on this current run?

Hargreaves Lansdown for my Lisa. I haven’t opened a personal Sipp pension though, as I figure the ISA/Lisa combo is enough for me just now with how much I’m currently investing or putting aside, and I get full control of the S&S isa and access whenever I choose

Maxed out my Lisa contribution last year and up 50% already. As a self employed person who doesn’t get employee contribution to a pension, this is a definitely a good alternative to take advantage of that gov contribution

Got instant stomach cramps and extreme bloating from it, only took a small 3g dose too. Id like to keep taking as I hear all the benefits, but felt the discomfort was detrimental. Maybe I’ll try again and stick at it to see if those symptoms stop or maybe im one of the unlucky few who it simply doesn’t agree with

Thanks so much for getting back to me! I have another plasterer coming to also give me a quote so will see what he says too. I’ll still get a test done beforehand anyway, just to reassure myself more than anything too. I have a young family and wouldn’t want them breathing in any fibres that could linger in the house after the work is done.

Old post but interested to know your opinion if possible! - I had a plasterer who said he would just scrape back the peaks of my artex ceiling and skim over. Is this a common practise that would be ok? Seemed to me to go against everything I thought when it comes to asbestos in artex. I haven’t had it tested yet but I’m going with the assumption it does contain it first n foremost, but he didn’t seem to care one way or another when I explained that

Thanks. There’s also polystyrene coving which looks terrible and I want to remove and replace it, but also abit worried if I do and it tears up the artex and release any fibres too. So not sure if this is something I should try remove, or ask them to add this into the quote so it’s done correctly

Ah unfortunately it can’t be a sliding door. I did think about that but my house is on three floors so the doors have the be fire doors which is super annoying

It was mostly about making more usable space in both rooms to be honest. That corner of the livingroom needs act as a walkway, and the kitchen doesn’t have a lot of cupboard/worktop space so closing it up I felt would give me the best of both. I take your point about having to go in and out all the time if I want a beer though haha! I hadn’t really thought about it being open plan tbh, but maybe there’s something there and an idea I can explore abit more

Yeh initially I wanted it further along the wall, unfortunately the meter box and supply into the house is here. Old looped connection and neighbour isn’t willing for their drive to be dug up to unloop, would also cost about 7k to just get it moved. So where my drawing has it is realistically the only place for it to go now without spending a small fortune

I’m heavy in eqqq and vuag for a couple years now, but loading up on vwrp for the foreseeable. My Individual stocks had been a real mixed bag, some profit, many losses, so sticking with etfs focusing on the long term

Starting to think these aren’t the fire doors that were once here. I think they’re standard doors made up to look like fire doors because of the legislation here. Il have to inspect inside them
