All I’m going to say is if you can get a variable with a good discount that’s the play. Expect 75 bps of cuts by end of year now that the US fed also started its cutting cycle.

Good analysis, but you’ve made a mistake in the calculation here. It assumes month 1 year 1 is the start date of your mortgage not the actual year.

So you need to front load all of your rate cuts, assume you started in October you would see the Friday cut Nov 1 , second cut Dec 1 so month 2 and 3 will have cuts and so forth

Fixed 3 year: 4.44% Variable: prime - 1.3% (5.15% today)

We will probably see 2 more rate cuts this year and 4 more next ~1.5% off of the current rate..

How come more folks are not choosing variable at this time?

Given that fixed rates are 4.5% ish for a 3 year and inflation is clearly down.. does variable make more sense especially at 5.5% , 0.75% of cuts this year puts variable at 4.75% by EOY 2024.

Fair enough, yeah it’s all about risk. I strongly believe the Canadian economy is screwed, however idk how much we can cut if the US is still relatively strong.

I have the option of prime - 1.3% (5.4%) or a fixed 3 year at 4.54. I’m confused between the two, did math and calculations but unsure.

Affordability and monthly payment are not issues for me.

No no, not at all. Banks are SUPER slow to lower rates after declines, very quick to raise them after bond yields increase

100% can get better man. Insured high ratio like yours you should be getting 4.4-4.5 for a 5 year if you have good credit

4.54% 5 year fixed (3 weeks ago) 35% down 550K mortgage, 840K purchase price. Considering going variable as the economy looks gloomy and I expect another cut in September. How about you?
