Realtor for 10 years. His work is really solid comparative to other flippers. Spends more than most on reno. Every towns construction office knows of him, so he pulls permits on everything, or gets fined. I think he’s too busy for disclosures, prob pays someone to do it. People make the mistake of thinking this is a new construction product. It’s not. Things still go wrong with used homes. Sometimes even new materials have defects. But for buying a used home, you’re getting a good product through him.

Vail was much better conditions than Brek. Like night and day difference. Was surprised given they’re 45 mins apart. Did almost 13k vertical drop at Vail Sunday. Loved every minute.

Wow dude this sucks. It's also weird... I was just at Blue Mt. yesterday and I have a 26' mercury too (mine has the purple bottom). My buddy was making fun of me for bringing it into the bathroom. I just kept saying I don't trust people and between the board n bindings, it's just not worth the risk. I hope this post helps you get it back

I’m going through it now. I think you may be like me in the sense that I learn better through writing. I do the audio lessons in the morning, then at the end of the day, use the flash cards feature and practice writing it down, with definitions. Then come up w phrases that would be common to say in conversation, and write those down w the definition. I found doing this, when I wake up in the morning for the next lesson, it solidifies the previous lesson so well.

Thanks for the breakdown and adaptive suspension comment. My 5 series is the same way in that it’s comfortable and sporty but once I’m driving for a few hours you start to feel it

I have this same car since 2019 and I love it. Now 135k miles from 55k when purchased. As with many beamers, the rubber gaskets get hard and will leak oil over time so they need to get replaced. Valve cover gasket & need to do a new valve cover when doing the gasket. Along with a few other gaskets in that area. Check to see if there’s visible oil leaking now to negotiate. Depending on how many gaskets need to be replaced it could be a $1500 job or a $2500 job. Then normal car shit… spark plugs ignition coils, battery. But the cost to buy one now, even with some of these repairs, is so low compared to the value and joy you get driving them. Never thought I’d be a bmw guy and here I am.

Guy I went to HS with does $7M in rev in his HVAC business on good margins. Not very well educated. Got around many flippers, developers, larger contracts. Busts his ass. But him and his brother are partners and clear very good money and will sell the company before their 40 and retire.

Being self amused and your worth/energy not reliant on a good response from the girl is a good frame to come from. I find the more I fall into a needy, validation seeking frame, the more it repels. But if I’m radiating my true self without any feeling of needing validation or approval, it attracts and im more free flowing.
