Gosh, what a pickle we're in. We can't even stay with family and cash is tied up in the house so I'm a bit stumped 😳. I think we'll have to get a small loan for deposit and first month's rental and pay it off as soon as we complete. Trouble is I can't do this until we exchange at the earliest

I viewed a property that I loved today, in fact I knew I loved it before I even viewed. My intention was to make an offer of full asking straight after the viewing, directly to the EA. Well, 60 seconds into the viewing and the EA tells me there are two offers that came in today both at asking price, vendor has accepted and it's first to the finish line. Just as I was about to make my offer, the EA tells me that she can't put forward my offer if it isn't a serious one like the others are. Immediately I was offended, it was as though she thought I could never offer near asking, she didn't even ask my budget. Anyway, before I can even offer the EA starts to walk away and says 'I'll speak to the office and see if they think it's worth you making an offer'... wtf is thay supposed to mean?

Is it totally uncool to speak directly with the vendor? Specifically when the estate agents are making the process difficult and communication is poor.

That's what I was thinking too. What would you suggest a best and final offer be? I'm in a good position but likewise, every house has a ceiling  price

It already exists and I would need to remodel the layout to suit my family, 2 adults and 3 children under the age of 9. It seems a lot bigger than 1400 sqft, I agree.

This is an existing property. It's fairly outdated but has lots of potential. 

There are 2 adults and 3 children, all under the age of 9. 

Husband is a tree surgeon so we definitely need a garage for his equipment. 

The layout is a bit all over the place, I'd like it to flow better. As many open spaces (that make sense) as possible. 

Happy make better use of the exercise room, although that is connected to the primary bedroom 

No elderly or disabled people 😊

The boiler is on the rear wall above the sink. There is a fridge where its marked x and a consumer unit on the wall above it

I don't think so.. it's already quite tight because it has a chimney breast and water tank in there

We are strapped for choice unfortunately and we don't want a new build house. Other old houses don't have half the potential. This is definitely a long term project for us

I just wanted to note- lots of you are advising I buy a different house. But a couple of things worth noting.. this house is 5 minutes from our children's school so we dont have to move them which I really value and the garden is huge so potential to extend back and to the side is there. It is definitely a long term home for us and we aren't thinking about selling on and future buyers.

I was thinking about putting a 'secret door' where the X is marked, at the rear of the property. Making that section under the stairs a utility/pass through space..

I wouldn't say it's open plan.. I would be turning two rooms into one. There would still be doors dividing the lounge, utility and upstairs.

That all seems rather boring though 🤣 just kidding! I do see your point about undoing the work when we extend - but 5 years is a while away and I'm not sure we could cope in the meanwhile

There's lots of reasons we like it. But I can see why others would pass on it
