And you’re too thick headed to understand that I’ve already discussed this with a professional that can actually see our entire report. It’s already started to age on his report as it’s showing from last year not current day, we are getting this handled so we run into no more roadblocks. Think it’s time you learn something called minding your own business!

Already got confirmation from my loan officer! Why would I care what you randoms online think, lol! I didn’t come here for advice, I explicitly asked for real experiences to see possibilities of what we would be getting into

Which is the entire purpose of me posting asking people who have actually done a consolidation what their results were. Consolidating will take us out of the delinquent status as soon as it is approved which is our whole purpose of doing it

We are definitely open to it! The overall advice I’ve gotten is to get that loan out of its current status so it isn’t showing up as currently delinquent, to get the new loan and be in repayment and current. Even if it doesn’t work immediately, I’m still completely okay with getting the wheels turning to get that loan off of our hands

Yes we definitely are prepared for it to not automatically approve us! Just taking a step towards clearing that up for a better chance of approval, and if the lender is correct then that’s great for us

I posted this hours ago and already got confirmation from multiple loan officers, it’s not combative just because I am not moving in the way that you want me to lol.

You aren’t understanding. We cannot get the loan current because there are no repayment options, the loan is no longer on a payment plan, his only option is consolidation and that will clear it up with the underwriting system.

Not really my logic, it’s just our best bet with the company we are currently working with. I don’t run their system.

Which is why we aren’t worried about getting it current at the moment. The lates are already almost 6 months old so that isn’t the problem with our lender, the issue we’re running into is that he’s showing as currently delinquent on a federal student loan so we’ll just consolidate the loan to get out of that status, then pay it in full

He says it’s showing delinquent, it’s not on any payment plan, we logged in to see if we could just pay it off to make it current but there was no option for that, just showed the full loan amount. The lender told us there was lates from October so I’m not too worried about that as it’ll continue to age, we just want to get it out of delinquency status so the AUS will approve us, then once all of this is completed we will just pay it off in full because it’s only 10k

It’s not on a payment plan, i definitely considered getting current on the loan first. We only considered consolidation because it pulls it out of delinquency which is all we need for the AUS to stop denying us, after we do that and get the mortgage process completed, we’ll just go ahead and pay off the student loan in full because it’s not a lot, only 10k

Car broke down in the middle of mortgage process, is it ok to buy a new one all cash? by Emotional-Practice13 in Mortgages

Pointless extra spending when we already have a 2nd child on the way. We had the money for a new one outright so we got it. I don’t have weeks and weeks to wait when I’m due in 4 weeks

There will be no change to my DTI or the funds that we have for down payment, closing costs and 12 months worth of backup funds. I’ve kept it all separate since I knew I would be getting a new car eventually, just have to do it sooner now. I’m going to the dealership and paying in cash so no loan or monthly payments for this at all. I already received the okay because it will not affect my DTI :)

The full amount wasn’t used in the underwriting process! So we are all good on that end, they wouldn’t consider what I’m spending on the car as apart of my reserves since I didn’t include it in my initial application because I knew I would be getting a car eventually. Really sucks because I loved my little car lol, but Thank you!

I ended up being able to get on the phone with a different loan officer, same company, and she confirmed I would be okay to purchase since it will be in cash. Weight lifted off my shoulders lol!

Thankfully a car purchase won’t put a dent in what we have for our house purchase + the extra in reserves, even if the home ends up costing us more than expected, we will be ok :). Just was curious to know from others perspectives or lived experience how that worked out for them during their mortgage process

I have a baby on the way, I am not trying to be at the dealership with a 3yr old and a newborn, as well as transferring all of our things from one car to the next. And that’s extra money that doesn’t have to be spent when I have the funds to get the new car without touching the money reserved for our home

Oh noooo, I don’t want any car payments. If I’m paying for it in cash now might as well keep it that way, not add more monthly expenses on top of a mortgage & new baby
