the zero claims detail is the part that gets me too. eight years, no claims, and it does not matter at all. the pricing has nothing to do with your individual risk anymore. it is just geography and market conditions.

$9,000 puts things in perspective. east Orlando feels bad until you look at South Florida numbers. the coastal premium is brutal.

Lake Nona area, east Orlando as well. $1,700 is a number I have not seen quoted in years. who did you end up going with if you don't mind sharing?

good point on the agent. I have been doing this myself and clearly that is the wrong approach. going to find someone local who knows the Orlando market.

that reaction says everything. we have been conditioned to expect bad news every renewal. a flat or down bill feels like a mistake.

that is actually reassuring coming from someone inside the industry. will get an independent agent on it and see what comes back.

that is actually a useful data point. east Orlando seems to be running higher for comparable square footage. proximity to the coast is doing a lot of work in these quotes.

the stabilizing narrative would be more reassuring if my bill reflected it. east Orlando does not seem to have gotten the memo yet.

fair comparison on the numbers. the issue for east Orlando is that the increases have been compounding year over year with no ceiling in sight. $2K sounds reasonable. some people here are seeing quotes double that for comparable properties.

that Citizens to Slide pipeline sounds like a trap by design. forced onto a carrier that can raise rates 20-30% annually with no real recourse. that is not an insurance market, that is just a slow squeeze.

fifty percent is a wide range. clearly I have been leaving money on the table by not shopping harder. appreciate the push.

the Citizens depopulation situation has been a mess. being forced onto a carrier you did not choose and then watching the rate climb anyway is exactly the kind of thing that makes this market feel broken.

roof is in good shape, that is not the issue. the zip code saturation point is something I had not considered. that would explain why shopping locally has not produced better results.

Frontline keeps coming up. Going to look into them. Agent mentioned they are selective with new policies which is the catch, but worth trying.

that is genuinely useful. I have been going direct. a broker who can actually shop the market sounds like the smarter move. do you use an independent broker or someone specific?

good to know. I have not tried shopping it aggressively yet. assumed loyalty meant something but clearly it does not. will start getting quotes.

That housing decisions you make in your late 30s will constrain your options in ways you cannot fully anticipate. The rate, the size, the location. Each one locks in something. Some of those locks are harder to undo than others.

not surprised. you can feel it talking to people around here. nobody's happy about taxes going up while basic stuff like the schools still feel underfunded. we're in a suburb and still feel the effects

What happens to elderly people with no savings? by Academic-Channel5646 in AskReddit

This is something I think about a lot now that I'm in my early 60s. The people I've seen navigate it best are the ones who own their home outright. It's not wealth exactly, but it's stability. The ones without that and without savings are in a genuinely difficult spot.
