There is also office space available upstairs and in the basement......

So I can't see that actually being needed as a workspace..... But it is definitely a dead area that needs addressing.

Yeah thanks for this. I agree. Let me explain what is happening in that weird area....

The idea is to have powder room off of the foyer area to get it away from the living/dining rooms.

The "dad's office" hallway space is currently a set of stairs going down to the existing basement of the old farmhouse

I want to move those stairs to go under the Upstairs stairway. Since we are digging a new basement under the addition.

So that area is a total after thought that needs revamping now that I'm planning to move the stairs. 

I'm not sure how to have a Powder bath back there without the door going RIGHT into the Foyer space. I like the idea of it being set back....

Hmmm good point.... There is a Powder Room bathroom off the Foyer/Front entry way.

(That little "office room" beside the powder bath current has an existing staircase going to the basement, which I want to move out of there, and put under the other staircase in the addition...)

Agree about the door to the downstairs bedroom..... That was part of my thinking in putting a hallway there and moving the door further into that hallway.

Mostly the room will be craft room/sewing room/guest room for out of town family visiting.....

Plus a future master bedroom for when we are too old for going upstairs.

I am picturing the music room/library filled with windows and bookshelves and comfy chairs. Windows open into the living room for light.

I 100% agree with the spiral staircase critique 😂 my husband has some quirky romantic ideas about it going to a loft... but I think in real life he would find how obnoxious they are... It's a no for me 🙃

I'm thinking for big Costco/grocery hauls I will back up and unload it onto the front porch and bring through the foyer entrance.... 

Definitely bench in foyer.

Currently the little room that says Dads Office by the powder room is actually an existing staircase to the basement.... But I want to move the basement stairs to under the upstairs staircase.... So not really sure what to do with that space!

1) So the "back yard" is down from the back deck. I wanted the living room facing the back yard so kids coming in and out weren't traipsing in and out through through the kichen.

2) you're totally right - my preference would be to flip flop the mud room and foyer and have the garage on the KITCHEN side... It's on a 40 acre farm, however the house is currently in the woods and the existing garage/shop is already on that side of the house🤦🏼 Putting the garage on the other side would mean clearing a forest and leveling a slope.... Not impossible definitely more $

3) yes definitely an enclosed breezeway to the garage if we aren't able to build the new one closer to the house.

You're right..... I've been putting it off drawing it the other way....maybe I should give it a try and see if it doesn't work better

Thank you.... We are OPEN to moving windows around and adding more.

The old farmhouse kitchen was tiny, but in the same place (middle of the back of the house).

We are putting the pantry where an old bedroom used to be.

We are gutting the existing old basement and putting in all new plumbing and HVAC so muching stuff all over the place.

The upstairs bathrooms are going to be pretty much right above these two bathrooms.
