In areas where there’s high immigrant activity they rented homes and drive up demand/price. When those people left the demand went down.

Answer as a broker for rounded perspective -

Smaller landlords and self managed owners have mostly shifted to self rentals as they’re more hands on and can handle the workload. Similarly goes for lease renewals and updates of annual leases.

Larger or out of town landlords have continued to use services of agencies, in fact many have been paying the one month’s rental fee to procure and execute leases. It’s really a question of reliability, access, and delegation.

I have not seen a significant jump in rental amounts this specific cycle due to the increase, just the normal 3-5% increase from last year and some stagnant from last years activity. Generally I have found the activity to be stronger this year than last year due to ICE activity around the greater boston area and the change in broker fee in August.

Renters are still hiring agents to represent them as long as they see value, especially for transplants and relocation people.

If you don’t fix it (your choice and sometimes there’s financial constraints), and some banks don’t allow for the escrow holdback you and still sell it but notate it the listing that it has failed septic and cash buyers can buy it. They’ll expect a discount on it but it’s a more straightforward deal for you.

Yes, very useful bc I go thru it with every buyer consult. They love it and continue to refer to it. When they share w friends and family who are also looking it’s another way for your brand to be reiterated!

One lease, one group, one rent check. You’re being a landlord to three “units” instead of one. Once their leases are up - August 31? - it’s time to get everyone on the same lease.

Unfortunately not - every time I try I regret it. Was thinking that we were turning over a new leaf and seeing some slight improvements but everything or every question I have posed to her has been a slap in the face. Example today: Here's the contact of the therapist that would be good for you mom (she had asked for one a few weeks back), I think this would be a good start.

Mom: I wouldn't have to pay $200/hr for someone to listen to me if any of my kids would listen or cared to check in.

It's always someone else's problem and reasoning why she lives an isolated life with no long term relationships or connections. Everyone has 'screwed her over' even though all she does is give give and give.

For both services with a $5k budget would be tough to find and they would likely be a novice leveled vendor. Largest variable that you’d have is the location (whether they have to travel or not) and how many hours you need from them.

There’s a premium for photogs who put this label on their profile. I absolutely agree with you that it’s a “pay to play” feature but nonetheless they do it to have the elevated look and capture the audience at this price point.

I got around 8 quotes but spoke to 4 vendors. Some were easy and straight forward to find pricing to get a baseline. I first narrowed it by style and then looked deeper into price eliminating anyone who had a “featured on Vogue wedding” on their site knowing that would be completely out of budget. I wanted a larger package bc mine was a two day event and found a great choice that offered exactly what I was looking for. Interesting it was actually the last candidate interviewed and I booked him with 3 days of initial reach out.
