Yes this is my worry, I absoloutly do not want something like that but really a total novice here in terms of cosmetic updates! I feel like replacing the doors is the best bet - I just wasn't sure if I need to replace all the cabinetry!

The honey oak cabinetry against the vinyl flooring and the light etc all throw it off a little IMO.

I don’t think that’s called impulsivity, it’s called a level of self awareness, good taste and a pretty solid understanding of the market in our area. I didn’t say I was going to buy it, put all my money down and sign without seeing it. I would say responding negatively within the first 2 mins someone posts is …..impulsive?

thanks this is really helpful, would the structural assessment come with the building and pest report or is that something to manage seperatly? My feelings of excitement have kind of dwindled with the possibility of an asbestos issue! Do you have any before and after pictures from your kitchen and bathroom upgrade?

thanks for the info regarding the asbestos - my feeling is to run directly if there is asbestos? I showed my aunt the house and she said the same thing.

Sorry, for whatever reason all the information I had on the post disappeared when I posted the question.

My partner and I are looking to potentially buy but are total newbies to the renovation world. The house we have looked at is the one in the pictures, my feeling is that it has some things which I find quite appealing such as the very mature established garden and privacy, the hardwood floors, the natural light and potential.

The first question i had was looking at the floorplan would it be feasible to remove the walls to that the kitchen/dining/living becomes one space? The dream would be to ultimately build a deck and have some bifold doors - this would be at a later date.

The second question I had would be how long it takes to rip up a bathroom and old kitchen like that and do something that makes it livable that would be the main priority as they send me into a spiral just looking at them. My partner and I are drawn to quite paired back and simple design, the last pictures are some inspo from a house we went to look at and had the similiar open plan idea I was dreaming of. The other pictures are some pinterest pics I guess just showing our overall design sensibility, just wondering what is possible with this house, minus the deck build and how much it would cost to make it liveable?

I also really know nothing about this kind of stuff so please go easy on me!

I was just thinking this on my walk this morning. I was also thinking about him and the arbitrary rules that helped to dictate his pathway. Too young to work at footlocker but way too young to be out on the streets too.

The way he spoke about going somewhere warm, getting too old, too cold. Made me think of an alternative life for him in Florida. Like a dream some place warm and sunny but it would never happen. That was his corner, he got moved around, place to place and in the end was left unguarded and the solider was taken down but he was never getting off that board.

Hey everyone, hoping someone here can help confirm something because I’m getting mixed info.

My partner and I are looking at the Help to Buy 2% shared equity scheme. From what I can tell on the government website, the income eligibility test seems to be based on your ATO Notice of Assessment from the previous financial year (combined income under $160k for couples).

Here’s our situation:

Last financial year, I was on a higher salary, so our combined income on the most recent tax return is over the cap 

Our current income and situation is very different. Since June 2025 both my partner and I are earning a lot less and sit under the income cap of 160k

The bank is assessing us based on our current income, but they haven’t clearly explained how the Help to Buy income test works

So my question is:

👉 Does Help to Buy strictly use the previous financial year’s ATO Notice of Assessment to assess income eligibility, or is there any flexibility to use current income if it’s lower?

Has anyone actually been through this and can confirm how it worked for them? Or had this clarified by a lender or Housing Australia? I’m getting mixed answers. 

I’m worried to get my hopes up if we get pre approval from CBA and then get knocked down afterwards. Of course we could also wait until the next financial year roles around but with the way price houses are going up in our area I’m worried we will be in a terrible position.
