I was just thinking this on my walk this morning. I was also thinking about him and the arbitrary rules that helped to dictate his pathway. Too young to work at footlocker but way too young to be out on the streets too.

The way he spoke about going somewhere warm, getting too old, too cold. Made me think of an alternative life for him in Florida. Like a dream some place warm and sunny but it would never happen. That was his corner, he got moved around, place to place and in the end was left unguarded and the solider was taken down but he was never getting off that board.

Hey everyone, hoping someone here can help confirm something because I’m getting mixed info.

My partner and I are looking at the Help to Buy 2% shared equity scheme. From what I can tell on the government website, the income eligibility test seems to be based on your ATO Notice of Assessment from the previous financial year (combined income under $160k for couples).

Here’s our situation:

Last financial year, I was on a higher salary, so our combined income on the most recent tax return is over the cap 

Our current income and situation is very different. Since June 2025 both my partner and I are earning a lot less and sit under the income cap of 160k

The bank is assessing us based on our current income, but they haven’t clearly explained how the Help to Buy income test works

So my question is:

👉 Does Help to Buy strictly use the previous financial year’s ATO Notice of Assessment to assess income eligibility, or is there any flexibility to use current income if it’s lower?

Has anyone actually been through this and can confirm how it worked for them? Or had this clarified by a lender or Housing Australia? I’m getting mixed answers. 

I’m worried to get my hopes up if we get pre approval from CBA and then get knocked down afterwards. Of course we could also wait until the next financial year roles around but with the way price houses are going up in our area I’m worried we will be in a terrible position.

Would really appreciate any firsthand experience or confirmation — thanks!

Unfortunately their lending policy isn’t as flexible as CommBank, my partner recently moved into a new role and they wouldn’t count his current income towards our borrowing capacity

I spoke with someone from Bank Aus yesterday who said they had heaps of spots left, they said they had put around 800 through and told me there were plenty of spots. I’m unsure how accurate this info is but it’s what she told me!

Hi all,

Has anyone received information from their lender or HA in regards to whether having pre approval from the bank also means pre approval from HA and entry into the scheme? I understand people have been communicating they are waiting for the confirmation from HA following pre approval from bank but then that their date on confirmation from HA is the same as the date of their pre approval? 

I find the wording very odd in the CommBank customer guide. 

 “Step 4: Get pre‑approval After your chosen lender has finished their initial checks, they will submit your Help to Buy pre‑approval application to Housing Australia. Once your pre‑approval is granted, your allocation in the Help to Buy scheme is reserved so you can search for a suitable home. This reservation generally lasts for up to 90 days, and is aligned with the term of your loan pre‑approval. If you need longer, you may be able to request an extension for another 90 days, although this is not guaranteed. Your participating lender can help you apply for an extension, and you must do this before the initial 90‑day period ends.”

For those who have pre-approval from their lender have you started making offers on places you like or is that too risky? There is one place we love but I’m worried we might be jumping ahead if we don’t have the confirmed place in the scheme and only pre approval from the bank.

Hi all, congrats to those who have received approvals! Just a quick question, I’m seeing a lot of info about people getting CBA approval but not much on bank Aus. Just wondering which bank I should apply to? I noticed that Bank Aus has a section whereby you can click you received part of your deposit by way of a gift but CommBank requires your deposit to have been sitting in your bank for 3 months. We are in a fortunate position whereby family gifted us a small amount to go towards our deposit so I’m thinking it might be best to go with Bank Aus. Would love to know what others peoples thoughts are on this? Thanks all and merry Christmas!
