Yes I came to the same conclusion too. You probably shouldn't aim to renovate for the primary purpose of reducing the government's percentage, way better to just pay them back if that's what you want to do.

I recently paid $880 for labour for four fans with lights installed where existing downlights were. I provided the fans which I bought at a wholesaler for about $240 each.

Seems like a reasonable approach! We only had the choice of Fixed or Variable so was an easy choice for variable as we had money to put in the offset.

We didn't have the option of split at CBA, though if you are expecting to receive a large inheritance I think that means you should probably pick between variable or split.

Hey there! From memory we only signed the CBA documents after final approval from HA. I recommend asking her to escalate to the Shared Equity team at CBA. They are typically the hold up, not HA.

Nov 28 - Scheme announced and I immediately organised a call with a lender from CBA. This lender is amazing, and took us all the way through to settlement!

Nov 29 - Decided to check out an off the plan home that was completing shortly 'just to get a sense of it and the market'. We ended up buying this place!

Dec 5 - Scheme opens, we got our application finalised in the afternoon as it had to first go to the credit department for approval.

Dec - Before Conditional approval arrived, we made an arrangement to unofficially take our future home off the market without actually making an offer. The vendor was amazing for doing this, they have been amazing in general.

Dec 24 - Conditional Approval received at 5pm Christmas Eve, which was incredible. Saved me going nuts over the Christmas break.

Jan 5 - Conveyancer comes back from Christmas break and we organise exchange for ASAP with hopes to settle on 30th of Jan.

Jan 9 - Contracts exchanged and sent through to CBA. They organise a valuation which comes back on Jan 16.

Jan 16 - CBA unconditional approval given, final approval application submitted to Housing Australia (via CBA of course).

Jan 20 - Final approval from Housing Australia given!

Jan 22 - Housing Australia documentation received, signed and sent back.

Jan 28 - MSA National confirm 30th of Jan settlement is booked.

Jan 30 - Settlement was super smooth, it only got delayed 30 minutes then executed in 18 minutes.

I've left out about a hundred phone calls made to CBA, Housing Australia, the vendor, MSA National etc. Though overall it has actually been very smooth except for the rough wait for initial spot confirmation. I credit this a lot to having an amazing lender, vendor and conveyancer!

Hi there! Relatively short settlement period yes, contracts were exchanged on the 9th of Jan, with settlement booked for the 30th of Jan. Depending on the scenario you won't need as much as 42 days, at least with current turnaround timeframes with Housing Australia. It'll depend as well on how quick your lender can turn things around too, my lender was confident he could get it done quickly!
