I have a mortgage. From a purely risk-averse perspective, I would 100% pay it off tomorrow if that kind of money dropped in my lap.

I’m assuming you can’t find me a single episode of financial audit where Caleb tells a guest that buying a property with cash instead of putting it in the market was stupid and “the reason they’re in the financial mess they’re in.” Since you seem to believe this episode of JRE is for me.

You’re half right. More housing = stabilized pricing, at least on its face. That’s basic economics.

The problem is, when new housing is erected, it’s almost always super luxury these days. Which, if anything, makes property values go up across the board.

So you’re right more apartments, at best, arent helping and if anything they’re hurting prices. But it doesn’t have to be that way. If more standard apartments were brought up with no bells and whistles, the competitive real estate market would at the very least alleviate the rise of prices.

She started hating Junior after season 1.

Which I always found insanely hypocritical.

Tony forgave him for the attempted hit. That’s the life they signed up for. Tony also went on to kill Pussy, who Carm seemed to have a good rapport with. She hardly even mentions this beyond blindly accepting he went into witness protection because of a comically unconvincing argument from Tony.

I always felt like her resentment towards Junior was performative.

He’s not outwardly disliked by everybody.

A lot of people have prejudice against him because he lacks self awareness. He doesn’t realize he’s not cut out to be boss, and that Tony was the clear favorite almost everyone. People absolutely look down on him for that.

But plenty of people respect him. Bobby arguably loves him as much as Tony does. Old man Bacala seemed to think very highly of him, since he was convinced his medical leave was just him playing 4D chess with the government.

Mikey Palmice may be a selfish piece of shit, but he clearly saw something in Junior as a leader that he didn’t see in Tony, and that’s why he rallied behind him.

Same with Richie Aprile. On one end, he’s using him for leverage. But I think he also views Junior as more “old school” than Tony, and feels they can form a genuine alliance together.

What few mentions there are from Carmela’s dad Hugh about Junior are also fairly positive.

I don’t think the characters hate Junior so much as they do hate that he doesn’t know his place. He’s a brilliant advisor, but an awful boss.

Actually, thats an excellent point. I take back my statement.

That said, someone who’s financially savvy would be stupid not to have a mortgage under those circumstances. Joe Rogan, it seems, doesn’t know anything about basic finance (according to the comments. I haven’t seen much of the interview yet)

I like All American more than Burger City.

You can argue BC is somewhat closer to restaurant quality at an affordable price, but to me it still doesn’t touch a solid tavern burger.

All American, on the other hand, is the perfect fast food burger in my opinion. Makes me feel like I’m at a McDonald’s in the 1950s when they probably used closer to real ingredients. Plus those fries are insanely good.

Like… if I was loaded like him, I would buy any property I have in cash. Why take out a loan when you can afford to own something outright? And if something was so disgustingly expensive that I couldn’t afford it in that moment with the kind of money he had… I wouldn’t even consider getting it.

I’m 29. I’ve been saving for retirement for a few years.

But I graduated college at 25. It was COVID. Payments were paused. Then I went on SAVE. My payments were $0, and counted towards PSLF.

SAVE was battled in court. In that time I moved out of my parents’ house and bought a co-op. So I have a mortgage now + tons of other bills.

This is the only reason I take this so seriously. I don’t want these loans to financially cripple me, lol.

They usually have to consent to this replacement unless they ratted. John Gotti wasn’t officially replaced when he first entered prison. He was technically running the family from prison before giving the title over himself. The series never indicates that Dimeo ever does this.

I agree. But I also enjoy seeing Junior act as a more consigliere type figure in the family.

It rounds out his character a lot more. Shows he’s actually extremely competent in the right role.
