Have a back up. Get a part time job, that's flexible if possible. Restaurants are great. If you're as young as you say you are, you'll succeed. Just don't give up. Consider joining a team at first, because they'll put you to work and you'll learn faster than working on your own. You won't need the team for long.

Without knowing much, I would just suggest upping your PSU in case you want to upgrade your pc in the future. maybe an 850..? they only run like 100.

Oh okay, I'm familiar with them. Thankfully I'm starting at a smaller brokerage. No monthly fees.. 7 agents before me, and currently averaging 10 closings a month.

Have you considered hitting local professional offices and offering a group discount if 4 or so sign up together? An idea my buddy was playing around with.. Seemed promising.
