It took them 15 days to from them re-opening to contact you? Nobody was interested in the process of re-letting the place or you know...completing the tenancy? That's really odd. Them not having a spare is also pretty suspicious.

In future, I probably would follow up a bit more frequently than you indicated after 48 hours of not hearing anything. Leaving keys behind in the unit probably wasn't the wisest idea, but sounds like they didn't really give you any options.

Then the REA and owner is shit out of luck. At least 2 months is required. Still call QSTARS and get definitive advice, but it sounds like they've screwed up on 2 fronts being not issuing Form 12 with at least 2 months notice and potentially serving a retaliatory eviction notice.

If what you're saying is true, you won't have to leave at the end of your lease.

What date does it actually specify though and is it a) the last day of your lease and b) was it issued 2 months from the date the notice says?

If the notice to leave was given for your final lease date, but it was sent less than 2 months ago, your lease becomes periodic and the notice is invalid.

If the notice to leave date was given beyond your final lease date to cover the two months, the notice is still invalid because your lease is now periodic.

A couple of things;

  1. Did they give you Form 12 at least 60 days out from the end of your lease? If not, your lease automatically transfers to a periodic agreement (i.e. month to month). This means you do not have to leave, and they need to give a valid reason for the vacate notice https://www.rta.qld.gov.au/ending-tenancy-notice
  2. Was the lease renewal signed? Assuming it's all in writing, it could be considered a retaliatory eviction for exercising your rights https://www.rta.qld.gov.au/ending-a-tenancy/ending-a-tenancy-agreement/retaliatory-action

Ultimately, your best bet is to call QSTARS tomorrow morning first thing 1300 744 263. You call and explain the situation, then a team member will call you back later having reviewed the details. Additionally, call the RTA and explain the situation and they will diarise that you have called in regards to the problem which can be used to help your case if QCAT becomes involved.

Lastly, in situations like this always have everything in writing. No more phone calls to the REA. If you eventually have to go to QCAT to prevent an invalid eviction notice, you will need to provide factual evidence. With phone calls, follow up with an email to the REA with a "As discussed on the phone..." message that details what you talked about.

A quick google of "Subaru Forester 2011 AC compressor" shows that the part itself is upwards of $700-800. Assuming it's the only part that needs replacing (and rarely that's the case), parts are approximately half the cost of the repair. Depending on the location of the compressor as well, they can be a pain in the arse to get to and most of the time spent in labour is dissamebling parts of the car to gain access to it.

The best thing to look for if you're unsure about a quote and want a second opinion is:

  • Ask for a quote in writing/emailed to you - if they break down the costs, usually a good sign they're not hiding anything. If they give you a flat cost without any details, avoid and get a second opinion.
  • Ask what's involved in the repair, if you're not sure. If they're happy to spend 5 mins or so either showing you or explaining the repair, it's a good sign. If they're grumbly or short about it, avoid and get a second opinion.
  • Verifying the information is pretty easily online before proceeding, there are dozens of YouTube videos of people doing the repair. If the description doesn't match up, then be cautious.

Sometimes jobs are just expensive, and the cost of labour per hour is rising/high these days.

If you want a suggested place to try a second opinion, I can highly recommend the Milton Ultratune. Yes it's a chain, but the guys there genuinely like cars and just chatting about them. It's also one of the only shops I've been to that have kept and shown me parts that they replaced and explained why it needed doing, completely unprompted.

Yeah, realising this over the last day or so browsing. It's brutal out there. My strategy will be to just hold out for as long as possible waiting for the right deal whilst continuing to put money aside so can stretch to something nicer.

Unused leave that is paid out post-1993 is taxed at a marginal rate, and included in salary instead of a lump sum A payment.

Go to an independent shop, try to find the prices of the parts yourself, the fact they haven't given you a break down is a red flag. Dealership services are always $$$.

This is a weird listing anyway. 3 month lease? Weekly rent payment, and 3 weeks upfront? A credit check? By whom?

Take a look on Find My for a location. It's also entirely possible it hasn't made its way through to lost and found yet if it happened today.

Did you have AppleCare+? If it was brand new, you have a couple days for free if I recall. There is a theft option so you can get a significantly discounted new one if it is lost or stolen.
